Wenham Home Sale Prices Span $580,000 To $2.3 Million In August

WENHAM -- Nine properties changed hands in Wenham between July 24 and Aug. 22, with recorded sale prices ranging from $580,000 to $2.3 million and a median of $1,060,000 among the five transactions with disclosed prices.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded nine Wenham property transfers during the period. Five of the nine listed a sale price; the other four were recorded without a disclosed consideration amount, which is common for certain deed types and does not necessarily indicate a non-arm's-length transaction. Among the five disclosed sales, prices ranged from $580,000 to $2,300,000, with a median of $1,060,000. Nine sales in a one-month window is a notable volume for a town the size of Wenham, though with more than half the sales lacking price data, the full scope of market activity cannot be assessed from price alone.

TOP SALES The period's highest recorded sale was 9 Maple St, Lot 1-B, which sold for $2,300,000 on Aug. 13. One Tree LLC sold the property to Danah R. Hashem. The second-highest sale was 13 Conrad Circle, which sold for $1,076,000 on Aug. 19; Lila White Gardella sold to Audrey Newell. Close behind, 115 Maple St, Lot A, sold for $1,060,000 on Aug. 5, with Robert Marks selling to Eric C. Buskirk. At 84 Pleasant St, Valerie Schmuch sold to Gregory Keith for $975,000 on Aug. 18. Rounding out the disclosed sales, 68 Maple St sold for $580,000 on Aug. 3, with JK Homes LLC selling to Dorjan Sulaj.

NEIGHBORHOOD BREAKDOWN Maple Street accounted for three of the nine recorded sales, more than any other street in the dataset: 9 Maple St, Lot 1-B ($2,300,000), 115 Maple St, Lot A ($1,060,000), and 68 Maple St ($580,000). By price tier among disclosed sales, one transaction topped $2 million (9 Maple St), two fell between $1 million and $2 million (13 Conrad Circle and 115 Maple St), and two were under $1 million (84 Pleasant St and 68 Maple St). The remaining four sales, on Lafayette Lane, Woodside Lane, Longfellow Road and one address recorded only as "see record," closed without a disclosed price.

MARKET NOTES Several of the period's deeds reference specific lot or parcel numbers, including 9 Maple St, Lot 1-B; 115 Maple St, Lot A; 1 Lafayette Lane, Lot 57; 13 Woodside Lane, Parcel A2; and 18 Longfellow Road, Lot 97-99, suggesting a mix of condominium or subdivided-parcel sales alongside single-family transfers. One transaction, at 13 Woodside Lane, was a transfer from Lauren M. Hackett to the Hackett Family Trust, an intra-family trust transfer with no disclosed price. Another, at 18 Longfellow Road, listed the town of Wenham as seller and Megan Brandwein as buyer, with no price disclosed. No square footage or bedroom/bathroom data was available for any recorded sale, so no price-per-square-foot comparisons can be made for this period.
