SWAMPSCOTT -- Thirteen property transfers were recorded at the Essex County Registry of Deeds in Swampscott between Sept. 11 and Oct. 10, with prices ranging from $330,000 to $2,654,000 and a median sale price of $822,000 among the nine transactions with a price on file.
MARKET OVERVIEW
Thirteen sales were recorded in the four-week period, nine with a price already on file and four still awaiting that data at the registry. Among the nine priced sales, the median was $822,000 and the spread ran from $330,000 for a condominium unit on Paradise Road to $2,654,000 for a single property on Boldgett Avenue. Based on the raw count alone, the period saw roughly three recorded transfers a week; no prior-period figures were provided for comparison.
TOP SALES
The period's highest-priced transaction was 64 Boldgett Ave., which sold for $2,654,000 on Oct. 7. The seller was listed as Selby Anne K Tr and the buyer as PAB Family LLC. At 89 Gale Rd., a property sold for $1,890,000 on Oct. 8, transferring from seller Douglas B. Burden Tr to buyer Lillian Miller Rosenthal. A condominium unit at 225 Humphrey St., Unit 6, sold for $1,595,000 on Oct. 7, with Mark D. Friedman Tr as seller and Lynda S. Kaplan as buyer. At 115 Aspen Rd., Lot W, the property sold for $975,000 on Oct. 7, from seller John E. Rakoc to buyer Joseph Singer. Rounding out the top five, 50 Columbia St. sold for $822,000 on Oct. 9, with Jason A. Brocker as seller and Jacob Donnelly as buyer.
NEIGHBORHOOD BREAKDOWN
No street recorded more than one sale during the period, so transactions are grouped by price tier. One sale fell under $500,000: the Paradise Road condominium at $330,000. Five sales fell in the $500,000-to-$1-million range: 44 Eastman Ave. ($703,500), 11 Boynton St., Unit 203 ($684,900), 11 Hampden St., Lot 106 ($673,000), 50 Columbia St. ($822,000) and 115 Aspen Rd., Lot W ($975,000). Three sales topped $1 million: 225 Humphrey St., Unit 6 ($1,595,000), 89 Gale Rd. ($1,890,000) and 64 Boldgett Ave. ($2,654,000). Four additional sales, at 55 Pine St., 91 Stetson Ave., 31-33 Hillside Ave., Lot A, and 10 Palmer Rd., have no price on file yet.
MARKET NOTES
All four sales still showing no recorded price involved a transfer within the same name or family: 55 Pine St. moved from Karinne M. Smolenyak to Karinne M. Smolenyak Tr; 91 Stetson Ave. moved from Ann C. Bates to Robert M. Bates Tr; 31-33 Hillside Ave., Lot A, and 10 Palmer Rd. each list the same individual as both grantor and, in trust form, grantee (James A. Leblanc Jr. and Thomas Groom, respectively). That pattern is common for deed records and reflects how a property moves into a trust rather than a change in price disclosure.
Among the nine priced sales, four involved an LLC as buyer or seller: 44 Eastman Ave. (44 Eastman LLC), 11 Hampden St., Lot 106 (11 Hampdenst LLC), 1008 Paradise Rd., Unit 3D (Wolf Crest LLC) and 64 Boldgett Ave. (PAB Family LLC). Three of the priced sales were condominium units, at 11 Boynton St. ($684,900), 1008 Paradise Rd. ($330,000) and 225 Humphrey St. ($1,595,000), spanning nearly the full price range recorded this period. Beds, baths and square footage were not available from deed records for any of the 13 transactions.
