Ipswich August Sales Cluster Near $739,000 Median Amid Wide Price Range

IPSWICH -- Fourteen properties changed hands in Ipswich between July 31 and Aug. 29, with recorded sale prices ranging from $515,000 to $2,195,000, according to Essex County (Southern District) Registry of Deeds records. Ten of the 14 deeds disclosed a sale price; the other four involved trusts or family members on both sides of the transaction.

MARKET OVERVIEW

Fourteen deeds were recorded over an 11-day span, from Aug. 17 to Aug. 27, with no sales recorded before Aug. 17 in the period reviewed. Among the 10 sales with a disclosed price, the median was $739,000, based on the midpoint of the 10 recorded figures ($713,000 and $765,000). The $515,000-to-$2,195,000 range reflects a mix of condominium units and single-family properties rather than a single price cluster. The raw count of 14 recorded deeds, concentrated in the back half of August, is the extent of what the data shows; no comparison to other periods is available.

TOP SALES

The month's highest recorded sale was $2,195,000 for a property listed in the registry only as "See Record," Ipswich, with no street address specified in the deed data; it sold Aug. 17, with Jeremiah T. Lewis as seller and Scott Adams as buyer. The second-highest sale was 23 Turkey Shore Road, which sold for $1,200,000 on Aug. 21; John S. Bauman was the seller and David H. Black Jr. the buyer. 37 Topsfield Road sold for $900,000 on Aug. 26, transferring from 37 Topsfield Rd LLC to Sweet Liberty 37 LLC. 5 Dix Road, Lot 315, sold for $850,000 on Aug. 26; Paul G. Ouellette, as trustee, was the seller and Christine M. Hezzey the buyer. 5 Manning Street sold for $765,000 on Aug. 25, with Kathryn M. Spires as seller and Benjamin Hancock as buyer.
