Wenham Home Prices Span $580,000 to $2.3 Million This Summer

WENHAM -- Eleven properties changed hands in Wenham between July 17 and Aug. 15, with recorded sale prices ranging from $580,000 to $2.3 million and Maple Street accounting for three of the period's transactions.

MARKET OVERVIEW

The Essex County Southern District Registry of Deeds recorded 11 property transfers in Wenham during the period. Of those, seven included a disclosed sale price, ranging from $580,000 to $2,300,000, with a median of $1,570,800. Four transfers, more than a third of the total, did not include a sale price in the deed record; that is common for certain deed types and does not necessarily indicate anything unusual about those transactions. NEIGHBORHOOD BREAKDOWN

Maple Street recorded three sales in the period: 9 Maple St., Lot 1-B ($2,300,000); 115 Maple St., Lot A ($1,060,000, sold Aug. 5 by Robert Marks to Eric C. Buskirk); and 68 Maple St. ($580,000, sold Aug. 3 by JK Homes LLC to Dorjan Sulaj). No other street had more than one recorded sale.

By price tier among the seven disclosed sales: one fell between $500,000 and $1 million (68 Maple St.); five fell between $1 million and $2 million; and one, 9 Maple St., exceeded $2 million. The remaining four transactions, at 1 Lafayette Ln., Lot 57; the "See Record" parcel sold by James E. Lemons to Nancy C. Littlehale; 13 Woodside Ln., Pcl A2; and 18 Longfellow Rd., Lot 97-99 Inc., had no disclosed price.

July 23 was the period's busiest single day for closings, with three recorded sales: 8 Charles Dr., 30 William Fairfield Dr. and 1 Burnham Rd.
