Amesbury Home Sale Prices Span $20,000 To $1.375 Million In August

AMESBURY -- Fifteen property deeds were recorded in Amesbury between July 24 and Aug. 22, with sale prices ranging from $20,000 to $1,375,000 and a median disclosed price of $670,000. The month's biggest transaction, a condominium unit on Merrimac Street, sold for more than double the median.

MARKET OVERVIEW Fifteen deeds were recorded in Amesbury during the period, with sale prices disclosed on 10 of those 15 transactions. Disclosed prices ranged from $20,000, for a property at 10 Elmwood St. where the buyer and seller share the same name, to $1,375,000, for a condominium unit at 60 Merrimac St. The median sale price among the 10 disclosed transactions was $670,000. Fifteen recorded transfers in a one-month span is a substantial count by raw volume, but five of those transactions, one-third of the total, list matching or closely related names on the seller and buyer side, a pattern consistent with trust or estate transfers rather than open-market sales. That mix should be weighed when reading the overall activity level.

TOP SALES The highest-priced transaction was a condominium unit at 60 Merrimac St. (Unit 506, Building 5), which sold for $1,375,000 on Aug. 19. Landra E. McDermott was the seller; Spela Trefalt, as trustee, was the buyer.

The second-highest sale was 60 Market St., which sold for $925,000 on Aug. 20. The seller was the Susan L. Perry 2025 Revocable Trust; the buyer was Kasie Rose Cronin.

A property at 11 Amesbury Ave. (Lot 630-634 Inc.) sold for $766,500 on Aug. 14. Marianne Draper was the seller; Kevin P. McLaughlin was the buyer.

38 Whittier St. sold for $705,000 on Aug. 21. The seller was the Lynn A. Degloria Living Trust; the buyer was Nicholas E. Regan.

A property at 10 Buttonwood Rd. (Parcel 2) sold for $700,000 on Aug. 13. The seller was the Cindy Vincent Trust; the buyer was Kristen Mary Perry.

NEIGHBORHOOD BREAKDOWN Whitehall Road had two recorded transfers during the period: 45 Whitehall Rd. sold for $550,000 on Aug. 21, while 146 Whitehall Rd. (Lot B) changed hands on Aug. 12 with the price not disclosed. No other street had more than one recorded sale in the dataset.

By price tier among the 10 disclosed sales: two sold under $500,000 (10 Elmwood St. at $20,000 and 9 Aubin St. at $225,000); seven sold between $500,000 and $1 million (45 Whitehall Rd., 30 Hillside Ave., a Scipione-to-Gallagher transfer recorded without a specific street address, 38 Whittier St., 10 Buttonwood Rd., 11 Amesbury Ave. and 60 Market St.); and one sale, the 60 Merrimac St. condominium, exceeded $1 million.

MARKET NOTES Five of the 15 recorded deeds, at 26 Birchmeadow Rd. (Lot 4), 80 Highland St., 10 Elmwood St., 107 Friend St. (Unit 1) and 386 & 385 Main St., list a buyer and seller with the same or closely related surname, several explicitly naming a family trust as the buyer. Those transfers do not have disclosed sale prices except for 10 Elmwood St., which is consistent with intra-family or trust transfers rather than arms-length sales.

The dataset includes at least two condominium units (60 Merrimac St. and 107 Friend St.) and several properties recorded with lot or parcel designations (26 Birchmeadow Rd., 11 Amesbury Ave., 10 Buttonwood Rd. and 146 Whitehall Rd.), indicating a mix of single-family, condominium and subdivided-lot property types among the month's transfers. Bedroom, bathroom and square-footage figures were not available in the deed data for any property, so no price-per-square-foot comparisons could be calculated. One transaction, involving sellers Scipione and buyer Gallagher, was recorded without a specific street address.
