Newburyport Home Prices Span $320,000 to $2.23 Million in Latest Sales

NEWBURYPORT -- Newburyport recorded 15 property sales over the past four weeks, led by a $2,230,000 deal on Purchase Street, while nearly half the period's transactions did not disclose a sale price.

MARKET OVERVIEW Fifteen properties changed hands in Newburyport during the four-week period from July 17 through Aug. 15, an average of roughly one recorded deed every two days. Eight of the 15 transactions listed a sale price with the registry; the remaining seven, several involving transfers into or out of family trusts, did not disclose consideration. Among the eight disclosed sales, prices ranged from $320,000 to $2,230,000, with a median of $712,500. Judged only by the raw count of 15 recorded deeds, the period showed a moderate, steady pace of activity; the high share of undisclosed prices limits how much can be read into pricing trends alone.

TOP SALES The month's highest-priced transaction was 71 Purchase St, which sold for $2,230,000 on Aug. 10. The seller was 71 Purchase Street CBC LLC and the buyer was Michael Ostland. The second-highest sale, also recorded Aug. 10, involved a property listed in registry records only as "See Record," which sold for $1,885,000; the seller was the Thomas P. Tormey Irrevocable Trust and the buyer was the Weyant Family Investment Trust. At 61 Marlboro St Lot 2, the Savage Irrevocable Trust sold to Fiona Hoey for $769,500 on Aug. 11. A condominium unit at 6 Orange St, Unit 2, Building 1, sold for $735,000 on Aug. 14; Timothy J. Booth was the seller and Jacqueline Keady the buyer. Rounding out the top five, a unit at 475 Merrimac St, Unit 2, sold for $690,000, also on Aug. 14, with Gina Elizabeth Coughlin as seller and Timothy Booth as buyer.

NEIGHBORHOOD BREAKDOWN No street in the dataset recorded more than one sale, so this period's activity is broken down by price tier instead. Two disclosed sales fell under $500,000: a condo unit at 19-23 Pleasant St, Unit 227, for $320,000, and a unit at 220 High St, Unit 3, for $475,500. Four sales fell between $500,000 and $1 million: 135 Low St ($500,000), 475 Merrimac St Unit 2 ($690,000), 6 Orange St Unit 2 ($735,000) and 61 Marlboro St Lot 2 ($769,500). Two sales topped $1 million: the Purchase Street and "See Record" transactions described above. The remaining seven sales, at 14 Dexter Ln Unit B, 8 Hope Ave, 10 70th St Lot 38, 5 Shore St Lot 151, 9 Louise St Lot 171, 88 Federal St and 11 Charles St, did not disclose a price.

MARKET NOTES Bed, bath and square-footage figures are not available from deed records, so no price-per-square-foot comparisons can be made for this period. At least five of the transactions involved condominium units, indicated by "UN" designations in the address: 6 Orange St, 475 Merrimac St, 19-23 Pleasant St, 220 High St and 14 Dexter Ln. Several transfers in the period moved property within the same family or into a trust rather than to an outside buyer: 14 Dexter Ln Unit B (Asim Zaheer to Asim Zaheer, trustee), 8 Hope Ave (Markos Family Revocable Trust to Markos Family Trust of 2026), 5 Shore St Lot 151 (Steele Newman, trustee, to Steele Newman), 88 Federal St (Dennis M. Cullinane to Dennis Cullinane, trustee) and 11 Charles St (Cyril H. Oxford Jr. to Gregory C. Oxford, trustee); none of these five disclosed a sale price. Separately, Timothy Booth appears on both sides of the ledger this period: he sold 6 Orange St Unit 2 for $735,000 and, the same day, purchased 475 Merrimac St Unit 2 for $690,000.
