WENHAM -- A Grapevine Road property sold for $3,985,000 in July, the priciest transaction recorded in Wenham over the past month, as the town saw 11 deed transfers with prices disclosed in just over half.

MARKET OVERVIEW Essex County (Southern District) Registry of Deeds records show 11 property transfers in Wenham recorded between July 3 and Aug. 1. Of those, six included a disclosed sale price, ranging from $1,100,000 to $3,985,000, with a median of $1,635,400 among the disclosed sales. The remaining five transfers -- roughly half the month's activity -- listed no consideration amount, a common feature of trust and estate-related deed filings. Based on raw count alone, 11 recorded transfers is a moderate volume for a single month in a small town like Wenham; the data does not include prior-period figures for comparison.
