Boxford July Sales Top Out Near $2.1 Million Amid Wide Price Range
BOXFORD -- Fourteen properties changed hands in Boxford between July 3 and Aug. 1, with a $2,097,000 sale on Hoveys Pond Drive topping a month in which disclosed prices ranged from $700,000 to just over $2 million.
MARKET OVERVIEW Of the 14 deeds recorded during the period, nine included a disclosed consideration amount; the remaining five were recorded without a sale price. Among the nine disclosed sales, prices ranged from $700,000 for a home on Spofford Road to $2,097,000 for the Hoveys Pond Drive property, with a median of $979,500. Fourteen recorded deeds in a four-week span is presented here on the raw count alone, without prior-month figures to compare against, but the sales were spread across a broad range of price points, from $700,000 to just above $2 million.
TOP SALES The month's highest-priced transaction was 29 Hoveys Pond Drive, which sold for $2,097,000 on July 17. The seller was listed as Jay Nawfel Fakir Tr, and the buyer was Thomas Blackshaw. 2 Gina Way, Lot 2, sold for $1,560,000 on July 29. Owl Realty Trust sold the property to Ocllo Mason. 82 Ingalls Village Way, Unit 37, sold for $1,299,900 on July 22. Howard J. Pactovis was the seller and Fred N. McWilliams the buyer. 82 Spofford Road, Lot 2, sold for $1,025,000 on July 30. Marc Harris Brovender sold the property to Courtney A. Hamm. 31 Hillside Road, Lot 14, sold for $979,500 on July 15 -- the period's median sale. Nausherwan Khan sold the property to James Gertz.
NEIGHBORHOOD BREAKDOWN Spofford Road had two recorded sales: 82 Spofford Road, Lot 2, at $1,025,000, and 137 Spofford Road at $700,000, the low end of the disclosed price range. Washington Street also had two sales: 156 Washington Street at $970,000 and 123 Washington Street at $890,000. Hillside Road saw two transfers as well -- 31 Hillside Road, Lot 14, at $979,500, and 54 Hillside Road, Lot 26, for which no price was disclosed. By price tier among the nine disclosed sales, five fell between $700,000 and $1 million and four sold above $1 million, topped by the $2,097,000 sale on Hoveys Pond Drive.
MARKET NOTES Three of the 14 recorded deeds were transfers in which the grantor and grantee share the same name, indicating a trust or estate transfer within the same family: 50 Stonecleave Road, Lot 19 (Beneduce to Beneduce Trust); 54 Hillside Road, Lot 26 (Andrus to Andrus Trust); and a deed recorded only as "see record" (Netland to Netland Trust). None of these three disclosed a sale price. A fourth undisclosed-price deed, at 82 Pye Brook Lane, Lot 45, moved the property from an individual owner into a revocable trust. Separately, the U.S. Department of Housing and Urban Development was listed as buyer in the 67 Porter Road transfer, also recorded without a disclosed price.
