Swampscott Home Prices Span $460,000 to $1.39 Million in Late July Sales

SWAMPSCOTT -- Fourteen property transfers were recorded in Swampscott between July 30 and August 7, according to Essex County (Southern District) Registry of Deeds records. Sale prices ranged from $460,000 to $1,385,000 among the eight transactions that disclosed a price, with the remaining six representing transfers where no consideration amount was listed.

MARKET OVERVIEW

Of the 14 recorded deeds, eight listed a sale price and six did not. Among the disclosed sales, prices ranged from $460,000 for a Paradise Road condominium unit to $1,385,000 for a property on Ocean View Road. The median sale price among the eight disclosed transactions was $788,350. All 14 recorded transfers fell within a nine-day span, from July 30 to Aug. 7, though no prior-period figures were provided for comparison, so the pace of activity cannot be characterized as faster or slower than usual based on count alone.

TOP SALES

The highest-priced transaction was 49 Ocean View Rd. Lot A, which sold for $1,385,000 on July 31. June A. Kalman sold the property to Colin Smith. The second-highest sale was 1 Salem St., which sold for $1,300,000 on Aug. 6; Johanne M. Casale, trustee, sold the property to William Mishkin, trustee. At 9 Sheridan Rd. Lot 16, Anita Bender sold to Emily A. Jones for $935,000 on July 31. A sale at 22 Beach Ave. brought $852,000 on July 30, with Steven Holshouser selling to Kevin Hawke. Rounding out the top five, 22 Claremont Ter. sold for $724,700 on Aug. 6; Guy William Vincent sold the property to Opendoor Property J LLC.

NEIGHBORHOOD BREAKDOWN

No two recorded sales shared a street name during this period, so no single-street concentration emerged. By price tier among the eight disclosed sales: one transaction, at 404 Paradise Rd. Unit 3L, sold for $460,000, the only sale under $500,000. Five sales fell between $500,000 and $1 million: 14 Curry Cir. ($670,000), 74 Humphrey St. Unit 1 ($675,000), 22 Claremont Ter. ($724,700), 22 Beach Ave. ($852,000) and 9 Sheridan Rd. Lot 16 ($935,000). Two sales topped $1 million: 1 Salem St. ($1,300,000) and 49 Ocean View Rd. Lot A ($1,385,000). The six transactions with no disclosed price were spread across Shackle Way, Barnstable Street, Crest Road, Laurel Road, Pine Hill Road and Muriel Road.

MARKET NOTES

Six of the 14 recorded transfers, 43 percent, involved a seller transferring a property to a trust or entity bearing the same name as the seller: Sarah A. Kent to Sarah A. Kent, trustee, on both Shackle Way and Barnstable Street; Eric Dearing to Eric C. Dearing, trustee, on Crest Road; Scott M. Solomon to Scott M. Solomon on Laurel Road; Susan Solomon to Susan Solomon, trustee, on Pine Hill Road; and Shannon Cudmore to Shannon Cudmore, trustee, on Muriel Road. None of these six transfers listed a sale price, consistent with typical reporting for transfers within the same ownership. Deed records do not indicate the reason for these transfers. Separately, at least three of the disclosed and undisclosed transactions, at 28 Shackle Way, 74 Humphrey Street and 404 Paradise Road, carried unit designations indicating condominium units, while sales such as 1 Salem Street, 22 Claremont Terrace and 22 Beach Avenue carried no unit designation. Bedroom, bathroom and square-footage figures were not available from the deed records reviewed for this report.
