WENHAM -- Wenham's registry of deeds recorded four property transfers between Aug. 28 and Sept. 26, with the two sales carrying a recorded price both topping $1.1 million.
MARKET OVERVIEW Four sales were recorded in Wenham during the period. Of those, two carried a recorded sale price, ranging from $1,153,000 to $1,235,000, with a median of $1,194,000. The other two transfers, both structured as transfers into a family trust, have no price yet in the registry's data. With only four recorded transactions and half of them lacking price information, the period offers limited data for judging whether the market ran active or quiet.
TOP SALES 18 Kimball Ave Lot 8 sold for $1,235,000 on Sept. 2. Seller Nicole E. Anderson sold to buyer Joseph Merlin. This was the highest recorded price of the period. 9 Great Pond Rd Lot 13 sold for $1,153,000 on Sept. 23. Seller Michele A. Ring sold to buyer Robert Cattell. 6 Wallis Dr Un 6 transferred on Sept. 25 from Virginia H. Cogger to Steven D. Cogger, trustee; price not yet available. 13 Bruce Ln transferred on Sept. 3 from Robert E. Kerrigan Jr. to Robert E. Kerrigan Jr., trustee; price not yet available.
NEIGHBORHOOD BREAKDOWN The four sales were spread across four different streets, Wallis Drive, Great Pond Road, Bruce Lane and Kimball Avenue, with no street accounting for more than one transaction. By price tier, two sales fall in the $1 million to $1.25 million range, both with recorded prices. The remaining two transfers, on Wallis Drive and Bruce Lane, have no price recorded yet and cannot be placed into a tier.
MARKET NOTES Two of the four transfers, at 6 Wallis Dr Un 6 and 13 Bruce Ln, moved property from an individual owner to a trust bearing the same family name, Cogger and Kerrigan respectively. Both of the priced sales, at 9 Great Pond Rd and 18 Kimball Ave, are identified in registry records with lot numbers, suggesting subdivision or condominium-style parcels rather than standalone single-family lots. No bedroom, bathroom or square-footage data was available in the deed records for any of the four properties.
