Recorded Amesbury Home Sale Prices Span $400,000 to $735,000 This Period

AMESBURY -- Thirteen property transfers were recorded in Amesbury between Sept. 4 and Oct. 3, but sale prices have posted for only four of them so far, ranging from $400,000 to $735,000.

MARKET OVERVIEW The Essex County Registry of Deeds (Southern District) recorded 13 property transfers in Amesbury during the period. Prices have posted for four of those transactions so far, ranging from $400,000 to $735,000, with a median of $457,500. The remaining nine transfers are either awaiting price data, which the registry typically adds within about a week of recording, or represent transfers within the same family or to the same individual's trust. With price information available for less than a third of this period's recorded transfers, a full picture of market pricing will not be clear until later entries update.

TOP SALES The highest-priced recorded sale was 4 Roselett Way Unit 4, which sold for $735,000 on Sept. 29. Kathleen Roell was the seller; Paul A. Demello, as trustee, was the buyer. 2 California Lane Lot C sold for $475,000 on Sept. 30. The seller was listed as M.J. Fogarty; the buyer as J. Bayko. A property listed in registry records under the address "See Record" sold for $440,000 on Oct. 2. Brendan James Linard was the seller; Colleen Fahey was the buyer. 26 Friend Street Unit A sold for $400,000 on Oct. 1. Newburyport Homes LLC was the seller; King Bella LLC was the buyer.

NEIGHBORHOOD BREAKDOWN Friend Street had more recorded transfers than any other street during the period, three in all: 26 Friend Street Unit A ($400,000), and 114 and 118 Friend Street, both transferred Oct. 1 with prices not yet available. Norman E. Jutras Jr. was the seller of record for both 114 and 118 Friend Street, with each property conveyed to a separate limited liability company, 114 Friend Street LLC and 118 Friend Street LLC. Among the four sales with posted prices, two closed below $500,000 (the Friend Street and "See Record" sales) and two closed at or above $475,000 (2 California Lane and 4 Roselett Way).

MARKET NOTES Six of the 13 recorded transfers list the same or a closely related name as both grantor and grantee, moves into a personal or family trust rather than open-market sales: 39 Hope Drive Unit 49-1, 18 Portsmouth Road Lot 16, 45 Macy Street Unit 301C, 22 Linwood Place Unit 2, 3 1/2 Orchard Street Parcel B and 21 Bailey Pond Lane Unit 21. None of those six carry a recorded sale price. The period's transfers include condominium units, single-family parcels and at least one entity-to-entity purchase, 26 Friend Street Unit A, sold between two LLCs. Bedroom, bathroom and square footage figures are not available from deed records for any of the period's transfers.
