Topsfield Home Sale Prices Range From $537,500 To $1.375 Million

TOPSFIELD -- Thirteen properties changed hands in Topsfield between Aug. 14 and Sept. 12, with the six deeds that disclosed a sale price ranging from $537,500 to $1,375,000 and a median of $1,028,000.

MARKET OVERVIEW

Essex County Registry of Deeds records show 13 property transfers in Topsfield during the four-week period ending Sept. 12. Of those, six deeds listed a sale price, ranging from $537,500 to $1,375,000, with a median of $1,028,000 among the disclosed sales. The remaining seven transfers did not include a consideration amount, a category that includes several trust and family transfers detailed below. With disclosed prices covering fewer than half of all recorded transfers, the raw count of 13 offers only a partial picture of pricing activity for the period.

TOP SALES

The period's highest recorded sale was 22 Timber Lane, Lot 10, which sold for $1,375,000 on Aug. 21. Stephen V. Majeski sold the property to Daniel Keeler.

15 Lockwood Lane sold for $1,200,000 on Aug. 14. Michele Dichiara sold the property to Deborah Tierney.

4 Juniper Lane, Lot 1, sold for $1,150,000 on Sept. 1. Margaret McClory Bonefant sold the property to Jameel Khader.

13 Andrews Road, Lot 13, sold for $906,000 on Aug. 26. Deed records list the seller as C Coughlin and the buyer as C Stephens.

188 Washington Street, Lot 4, sold for $800,000 on Aug. 17. Robert J. Cattell sold the property to Christopher Nys.

NEIGHBORHOOD BREAKDOWN

Washington Street recorded two transfers during the period: 188 Washington Street, Lot 4, sold for $800,000, while 192 Washington Street, Lot 2, changed hands from A F J Yeo to J A T Yeo without a disclosed price. No other street had more than one recorded transfer in this dataset.

Among the six disclosed sales, three fell in the $500,000-to-$1-million range: 24 Evergreen Lane ($537,500), 188 Washington Street ($800,000) and 13 Andrews Road ($906,000). Forlizzi, trustee; and the Yeo-to-Yeo transfer on Washington Street. None of those seven deeds listed a sale price, which accounts for most of the period's undisclosed transactions.

Bed, bath and square-footage figures are not included in deed records and are not reported here. One transfer, 470 Boston Street, Unit 16, was a condominium unit; the remaining 12 transfers were recorded by lot number, consistent with single-family or subdivision properties.
