Nahant's three disclosed sales this period span $415,000 to $965,000

NAHANT -- Five properties changed hands in Nahant between Aug. 14 and Sept. 12, according to deeds recorded at the Essex County (Southern District) Registry of Deeds. Sale prices were disclosed in three of the five transactions, ranging from $415,000 to $965,000.

MARKET OVERVIEW

Five sales were recorded during the period. Of those, three disclosed a sale price, ranging from $415,000 to $965,000, with a median of $840,000 among the disclosed-price sales. Two transactions did not include a stated consideration amount, which the registry data notes is common and does not necessarily indicate an unusual transfer. With only five total transactions and two lacking price data, the period reads as quiet by raw count, though the small sample limits any broader read on market direction.

TOP SALES

The month's highest-recorded sale was 26 Karolyn Cir, Lot 92A, which sold for $965,000 on Aug. 21. Steven A. Landry was the seller; Makoto Senoo was the buyer.

10 Lodge Rd, Lot 4, sold for $840,000 on Sept. 4. Joseph P. Mahoney, acting as representative, was the seller; David A. Grissom was the buyer.

131 Wilson Rd, Unit 3C, sold for $415,000 on Sept. 2. Colleen Ball was the seller; Abigail Grace Frary was the buyer.

Two additional properties, 12 Lafayette Ter (Lots 12 & 13) and 47 Pond St (Lot 18), were recorded during the period without a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so no street-level clustering emerged this period.
