Three of four recent Wenham home sales top $975,000, deed records show

WENHAM -- Four deeds recorded at the Essex County Registry of Deeds over the past month show three of Wenham's four disclosed-price sales landing above $975,000, with one property price not disclosed as part of a trust transfer.

MARKET OVERVIEW Four sales were recorded in Wenham between Aug. 14 and Sept. 12. Of those, three carried a disclosed sale price ranging from $975,000 to $1,235,000, with a median sale price of $1,076,000. One transfer, at 13 Bruce Lane, did not disclose a price. With only four total transactions in the period, the raw count points to a quiet stretch of recorded activity, though the data does not indicate whether that reflects limited inventory, limited buyer activity, or simply the recording calendar for this window.

TOP SALES The highest-priced transaction was 18 Kimball Ave Lot 8, which sold for $1,235,000 on Sept. 2. Nicole E. Anderson sold the property to Joseph Merlin. The second-highest sale was 13 Conrad Circle, which sold for $1,076,000 on Aug. 19; Lila White Gardella sold the property to Audrey Newell. The third disclosed sale was 84 Pleasant St., which sold for $975,000 on Aug. 18; Valerie Schmuch sold the property to Gregory Keith. A fourth transfer, 13 Bruce Lane, was recorded Sept. 3 with no sale price disclosed; the deed shows Robert E. Kerrigan Jr. as both grantor and grantee, in trust, indicating a transfer within the same individual's holdings rather than an open-market sale.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale in this period, so no street-level cluster emerged. By price tier: two sales closed above $1 million, at Kimball Avenue ($1,235,000) and Conrad Circle ($1,076,000). One sale fell in the $500,000-to-$1 million range, at Pleasant Street ($975,000). The fourth transaction, on Bruce Lane, carried no disclosed price.

MARKET NOTES Bed, bath and square-footage data were not available in the deed records reviewed for this period, so no price-per-square-foot comparisons could be calculated. One of the four transfers, the Bruce Lane deed, was a same-party trust transfer rather than a sale between unrelated buyer and seller, a pattern distinct from the other three transactions. The Kimball Avenue address is identified in the deed as "Lot 8," indicating it is part of a subdivided parcel, though the deed record does not specify further details about the property type or development.
