Swampscott Sales Top Out At $890,000 With No Home Reaching $1 Million

SWAMPSCOTT -- Fourteen residential deeds recorded in Swampscott between Aug. 21 and Sept. 19 show sale prices ranging from $305,000 to $890,000, with a median of $522,500 among the eight transactions that have a price on file so far.

MARKET OVERVIEW

The Essex County Registry of Deeds recorded 14 property transfers in Swampscott during the period. Eight of those list a sale price; the remaining six had not yet reported a price to the registry, which is typical, since consideration amounts can take about a week to appear after a deed is recorded. Among the eight priced sales, the low was $305,000 and the high was $890,000, with a median of $522,500. Taken by raw count, 14 recorded deeds in a four-week span reflects a moderate pace. That count includes at least five transfers in which the same person moved a property into a trust in their own name rather than selling to a new buyer, so the headline number overstates how much of the activity was an arm's-length sale.

The highest-priced recorded sale was 121 Redington St., Lot 9, Pt. Lot 8, which sold for $890,000 on Sept. 8. Johanna Fox sold the property to Sean M. Regan. The second-highest was 495-497 Humphrey St., which sold for $725,000 on Sept. 14; Benevento Realty Trust sold to Flannery Family Holdings LLC. Third was 20 Eureka Ave., Lot 90, which sold for $660,000 on Sept. 17; the estate of Helen M. Dubuque sold to Sean A. McGovern. Fourth was 85 Pine St. at $530,000 on Sept. 4, sold by Cynthia Jane Cavallaro, as trustee, to Alba Collective LLC. Fifth was 7 Edgehill Rd., Lot 5, at $515,000 on Sept. 15, sold by Andrew Brown to Daniela A. Siek.

No street recorded more than one priced sale in this period, so the clearest pattern is by price tier. Three sales closed under $500,000: the property recorded as "SEE RECORD" at $305,000, 1008 Paradise Road, Unit E-3-N, at $371,900, and 7 Thorndike Terrace, Unit 1, at $407,900. Five sales closed between $500,000 and $1 million: 7 Edgehill Rd., 85 Pine St., 20 Eureka Ave., 495-497 Humphrey St. and 121 Redington St. No recorded sale reached $1 million. Six more properties recorded transfers without a price yet on file: 4 Archer St., 20 Ingalls Terrace, 54 Columbia St., 13-15 Charlotte Rd., 3 Robin Lane and 4 Millett Rd.

Five of the 14 recorded deeds moved a property from an individual owner directly to a trust bearing that same person's name: 4 Archer St. (Kevin Robert Goudey to Kevin R. Goudey, trustee), 20 Ingalls Terrace (Jeanne Elizabeth Armstrong to herself as trustee), 54 Columbia St. and 13-15 Charlotte Rd. (both Roger Lin to himself as trustee, recorded the same day), and 4 Millett Rd. (Shekhar D. Nimkar to himself as trustee). None of those five listed a sale price. A sixth transfer, 3 Robin Lane, moved from Sheryl Birenbaum to 3 Robin Lane Realty Trust and likewise had no price on file. Three of the eight priced sales involved a limited liability company as buyer: Muralb LLC, Flannery Family Holdings LLC and Alba Collective LLC. Three sales carried unit numbers indicating condominiums: 20 Ingalls Terrace Unit 1, 1008 Paradise Road Unit E-3-N and 7 Thorndike Terrace Unit 1.
