Haverhill $6.9 Million Sale Anchors Active September Deed Period

HAVERHILL -- A single downtown transaction worth nearly $7 million topped a batch of 15 recorded deeds in Haverhill over the past month, while roughly half of the period's sales have yet to show a price in registry records.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 15 property transfers in Haverhill between Aug. 28 and Sept. 26. Of those, eight carried a recorded sale price so far, ranging from $288,000 to $6,962,500, with a median of $460,000 among the priced sales. The remaining seven show no price yet, which is typical for recently recorded deeds; prices generally appear in registry data within about a week. A count of 15 transfers in a four-week span reflects a steady pace of activity, though the mix includes several transfers that do not resemble traditional listed sales.

TOP SALES The period's largest transaction was 5 Merrimack St., Unit A, which sold for $6,962,500 on Sept. 25. Merrimack Street Property 3 LLC sold the unit to AHR Haverhill MA Garage LLC. The next-highest sale was 168 Newton Road, which sold for $650,000 on Sept. 23; William D. Cox Jr., as representative of an estate, sold the property to 168 Newton Road LLC. Two condo units at 477 and 479 Washington St. each sold for $490,000 on Sept. 23, with Gregg Looney selling both units to Jayati R. Vaidya. Rounding out the top five, a condo at 33 Westchester Road, Unit 304, sold for $430,000 on Sept. 23; the Annette M. Poirier Trust sold the unit to the Sussie Figueroa 2014 Revocable Trust.

NEIGHBORHOOD BREAKDOWN Washington Street stands out as the only street with more than one recorded sale in the period: units at 477 and 479 Washington St. both sold Sept. 23, in the same transaction pairing the same buyer and seller, at $490,000 each. No other street had multiple transfers in this dataset. By price tier, the majority of priced sales, six of eight, fell under $500,000: 70 W. Meadow Road ($288,000), 43 Dale St. ($375,000), 10 Oliver St. ($419,900), 33 Westchester Road ($430,000), and the two Washington Street units at $490,000 each. One sale, 168 Newton Road, landed in the $500,000-to-$1 million range at $650,000. One sale, 5 Merrimack St., exceeded $1 million by a wide margin at $6,962,500.

MARKET NOTES Beds, baths and square footage were not available in the deed records reviewed for this report. Among sales with recorded prices, condominium units made up the bulk of transactions, five of eight, while 168 Newton Road and 5 Merrimack St. each appear tied to commercial or entity-based buyers rather than individual homebuyers, based on the LLC names recorded as grantees. A separate pattern is visible among the seven sales without a recorded price: most involve a transfer within the same family name or into a trust, including Straw to Straw, Borden to Borden as trustee, Foster to Foster as trustee, Richardson to a Richardson family trust, Rochon to a Rochon revocable trust, and Vazquez to Zayas Vazquez as trustee. These are typically estate-planning or intra-family transfers rather than open-market sales, which is consistent with the absence of a sale price in registry data.
