Swampscott's Priciest Sale Reaches $1.04 Million While Median Holds At $600,000

SWAMPSCOTT -- Fourteen property transfers were recorded in Swampscott over a four-week span this summer, with disclosed sale prices ranging from $382,500 to $1,040,000 and a median of $600,000, according to Essex County Southern District Registry of Deeds records.

MARKET OVERVIEW

Fourteen deeds were recorded between July 24 and Aug. 22. Of those, nine carried a disclosed sale price, ranging from $382,500 to $1,040,000, with a median of $600,000 among the disclosed transactions. The remaining five transactions listed no sale price, a common pattern for deeds that are not standard market sales. In each of those five cases, the grantor and grantee shared the same name, consistent with a trust or estate transfer within the same family rather than a sale to an unrelated buyer. That leaves nine transactions, or roughly two-thirds of the period's total, reflecting open-market, priced sales.

TOP SALES

The period's highest-priced transaction was 91 Nason Road, Lot 5, which sold Aug. 17 for $1,040,000. The seller was listed as Faltin T A and the buyer as Koch P.

57 Redington Street, Lot A, sold Aug. 13 for $895,000. The deed lists the seller as Cynthia Hatch-Belhumeur, trustee, and the buyer as Cynthia Belhumeur, trustee, indicating the property moved between trusts held by the same individual.

246 Burrill Street sold Aug. 17 for $795,000. The seller was Colin Smith and the buyer was Alejandra Doherty.

6 Elmwood Road, Lot 3, sold Aug. 19 for $679,000. The seller was Elizabeth S. Golden and the buyer was Deborah M. Whittaker.

15 Suffolk Avenue, Lot 251, sold Aug. 14 for $600,000. The seller was James J. McCathern and the buyer was Matthew M. Thibault.

NEIGHBORHOOD BREAKDOWN

Burrill Street had two recorded sales in the period: 246 Burrill Street at $795,000 and 143 Burrill Street, Unit 102, at $472,000, the only street to register more than one transaction with a disclosed price.

By price tier, three sales closed under $500,000: 3 Gooseneck Lane, Unit 127, at $382,500; 404 Paradise Road, Unit 1-P, Building 2, at $470,000; and 143 Burrill Street, Unit 102, at $472,000. Five sales fell between $500,000 and $1 million: 84 Windsor Avenue at $503,000; 15 Suffolk Avenue at $600,000; 6 Elmwood Road at $679,000; 246 Burrill Street at $795,000; and 57 Redington Street at $895,000. One sale topped $1 million: 91 Nason Road at $1,040,000. The remaining five transactions, at 71 Greenwood Avenue, 107 Bay View Drive, 99 Banks Road, 45 Manton Road and 4 Charlotte Road, had no disclosed price.

MARKET NOTES

Five of the 14 recorded transactions, at 71 Greenwood Avenue, 107 Bay View Drive, 99 Banks Road, 45 Manton Road and 4 Charlotte Road, list the same name as both grantor and grantee, or a related trust entity, and carried no disclosed sale price. A sixth transaction, 57 Redington Street, also moved between trusts held by the same person but did carry a disclosed price of $895,000, one of the period's higher sales.

Four of the 14 transactions involved condominium units, identified by a unit designation on the deed: 71 Greenwood Avenue, Unit 206; 3 Gooseneck Lane, Unit 127; 143 Burrill Street, Unit 102; and 404 Paradise Road, Unit 1-P, Building 2. Of those, only 3 Gooseneck Lane and 143 Burrill Street had disclosed prices, at $382,500 and $472,000 respectively.

One buyer in the period was a limited liability company rather than an individual: 96 Burpee LLC purchased 3 Gooseneck Lane, Unit 127, for $382,500 on Aug. 17, the lowest disclosed price recorded in the period.
