Swampscott's Disclosed Home Sales Span $372,000 To $2.9 Million In August

SWAMPSCOTT -- Fourteen properties changed hands in Swampscott between Aug. 14 and Sept. 12, according to newly recorded deeds, but sale prices were disclosed in fewer than half of those transactions. The month's highest recorded price, $2,925,000 for a home on Ocean Avenue, was more than three times the next-highest disclosed sale.

MARKET OVERVIEW

Of the 14 deeds recorded during the period, only six included a stated sale price. Among those six, prices ranged from $371,900 to $2,925,000, with a median of $472,500. The remaining eight transfers, four in ten of all filings, involved property moving between family members or into trusts, and none of them carried a disclosed consideration amount. Because more than half the period's deed activity lacks pricing data, the raw count of 14 transactions does not by itself indicate how active the open-market side of Swampscott's housing market was; the six disclosed sales are the only reliable pricing signal available.

20 Ocean Ave sold for $2,925,000 on Sept. 2, the highest recorded price of the period. Abdelhafid Zarouite sold the property to Zachary McMahon.

121 Redington St (Lot 9, part of Lot 8) sold for $890,000 on Sept. 8. Johanna Fox sold to Sean M. Regan.

85 Pine St sold for $530,000 on Sept. 4. Cynthia Jane Cavallaro, as trustee, sold to Alba Collective LLC.

A property recorded in the registry only as "See Record" sold for $415,000 on Aug. 31. Summit NBAL Properties LLC sold to Reinaldo Linares.

7 Thorndike Ter, Unit 1, sold for $407,900 on Sept. 8. Mark Bates sold to the Amour Family Trust.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one sale during the period, so no single-street concentration emerged. Grouped by price among the six disclosed sales: three sold for under $500,000 (1008 Paradise Rd Unit E-3-N at $371,900; 7 Thorndike Ter Unit 1 at $407,900; and the Aug. 31 "See Record" sale at $415,000); two sold in the $500,000-to-$1-million range (85 Pine St at $530,000 and 121 Redington St at $890,000); and one sale, 20 Ocean Ave, exceeded $1 million at $2,925,000. The eight family or trust transfers, all without disclosed prices, were spread across Columbia Street, Charlotte Road, Robin Lane, Millett Road, Bar Link Way, Linden Avenue, Cherry Street and Greenwood Avenue, with no more than one such transfer per street.

Eight of the 14 deeds recorded this period, 57% of all filings, moved property from an individual to themselves or a relative acting as trustee rather than to an unrelated buyer: 54 Columbia St and 13-15 Charlotte Rd (both Roger Lin to Roger Lin, trustee); 3 Robin Ln (Sheryl Birenbaum to 3 Robin Lane Realty Trust); 4 Millett Rd (Shekhar D. Nimkar to himself as trustee); 39 Bar Link Way Unit 75 (Betsy Lampert Dowling to Haley Tyler Dowling, trustee); 62 Linden Ave (Judith I. Simmons, trustee, to herself as trustee); 46 Cherry St Unit B (Nicholas M. Patrikalakis to Nicholas Marinos Patrikalakis); and 115 Greenwood Ave (Elliot C. Woods to Elliot Carter Woods, trustee). None of those eight carried a disclosed price. Among the six sales with recorded prices, two were condominium units with unit designations (1008 Paradise Rd Unit E-3-N and 7 Thorndike Ter Unit 1); the remaining four disclosed sales, along with the "See Record" entry, do not specify property type in the deed data. The dual street number at 13-15 Charlotte Rd suggests a two-family property, though the deed data does not confirm unit count. Bedroom, bathroom and square-footage figures are not available from deed records, so no price-per-square-foot comparison can be made for this period.
