Single Disclosed Sale Sets Ipswich's Only August Price Benchmark

IPSWICH -- Fourteen property deeds were recorded in Ipswich between Aug. 7 and Sept. 5, but only one carried a disclosed sale price, limiting what the month's filings show about the town's housing market.

MARKET OVERVIEW Fourteen deeds were recorded in the four-week period. Of those, 13 list no consideration amount, a common feature of deed records for transfers that are not open-market sales. The single disclosed price, $890,000 for a home on North Ridge Road, sets both the low and high end of the price range and stands as the period's median by default. Because only one of 14 filings includes a price, the raw count of 14 does not by itself indicate whether buying activity was active or quiet: most of the recorded transfers involved parties who appear to be related or the same individual moving property into a trust, rather than sales between unrelated buyers and sellers.

TOP SALES 21 North Ridge Road sold for $890,000 on Sept. 2. Alan R. Deveau sold the property to Timothy Frey. Bed, bath and square footage figures were not available in the deed record. No other transaction recorded during the period disclosed a sale price, so a ranked list of additional top sales cannot be produced from this data set.

NEIGHBORHOOD BREAKDOWN North Ridge Road had two recorded transfers: 57 North Ridge Road, where Thomas J. Piazza transferred the property to himself as trustee on Sept. 4, price not disclosed, and 21 North Ridge Road, the $890,000 sale on Sept. 2. River Road also had two recorded transfers: 55 River Road, where Charles Kierner sold to Erin Power as trustee on Sept. 3, price not disclosed, and 29 River Road Unit 29, sold by Mark Maloney LLC to Katherine E. Maloney on Sept. 1, price not disclosed. Every other address in the period, on Jurdins Hill Road, Plains Road, Upper River Road, Linebrook Road, Colonial Drive, Marys Way, Burton Road, Hilltop Road, Kings Way and County Street, had a single recorded transfer. With only one disclosed price in the data set, sales cannot be meaningfully grouped by price tier this period.

MARKET NOTES Eleven of the 14 recorded deeds show a grantor and grantee sharing a surname or the same individual transferring property to their own trust. Eight of those are direct self-to-trust or family transfers: 1 Jurdins Hill Road (Angela Mauro-Conrad to herself as trustee), 57 North Ridge Road (Thomas J. Piazza to himself as trustee), 10 Plains Road (Adolfo B. Cuevas Jr., trustee to trustee), 25 Upper River Road (Brian F. Oneill, trustee to trustee), 500 Colonial Drive (Manuel F. Somes to himself as trustee), 1 Marys Way (Nathan Wright to Shelby A. Wright as trustee), 10 Burton Road (Amanda M. Gilbert to Daniel F. Gilbert) and 2 County Street (Kathleen Gallanar to the Gallanar Family 2026 Revocable Trust). Three more, at 11 Hilltop Road Unit 11, 27 Kings Way Unit 27 and 29 River Road Unit 29, were sold by the same entity, Mark Maloney LLC, to three individuals surnamed Maloney (Patrick J., James and Katherine E.), all on Sept. 1. Only three of the 14 transactions, the sale of 343 Linebrook Road from a trust to Skyward Development LLC, the River Road sale from Kierner to Power, and the North Ridge Road sale from Deveau to Frey, show no apparent surname connection between the parties. Deed records for the period do not include bed, bath, square footage or property-type detail, so no price-per-square-foot or property-type comparison is possible.
