Only Two of 11 West Newbury Deeds Filed Last Month Disclosed a Sale Price

WEST NEWBURY -- Essex County Registry of Deeds records show 11 property transfers recorded in West Newbury between Aug. 14 and Sept. 12, but only two carried a disclosed sale price, both on Main Street.

MARKET OVERVIEW Eleven deeds were recorded in the four-week period. Of those, only two disclosed a sale price: $975,000 and $1,025,000, for a median of $1,000,000 across the two priced transactions. The remaining nine deeds list no consideration amount, which the registry does not require for all transfer types. No other transfers recorded in this period disclosed a sale price, so no additional transactions can be ranked among the top sales. NEIGHBORHOOD BREAKDOWN Main Street accounted for three of the 11 transfers: 314-316 Main St (Sept. 8), 278 Main St (Sept. 3) and 555 Main St Lot 1 (Aug. 24), the latter the only one of the three with a disclosed price. No other street had more than one recorded transfer in the period. By price tier, the two disclosed sales both fall in the $500,000-to-$1 million-and-above range ($975,000 and $1,025,000); the remaining nine transfers cannot be sorted by price tier because no consideration amount was recorded.

Only the Meetinghouse Hill Road and Main Street sales listed in Top Sales involved parties with different surnames. Several addresses reference specific lot numbers (Lot 5, Lot 1B, Lot B, Lot 5AA, Lot A), which is consistent with condominium units or subdivided parcels, though deed records do not specify property type directly.
