Just three of 13 Marblehead deeds this period disclose a sale price

MARBLEHEAD -- Thirteen property transfers were recorded in Marblehead between Aug. 7 and Sept. 5, but only three carried a disclosed sale price, ranging from $675,000 to $8,900,000, according to Essex County (Southern District) Registry of Deeds records.

MARKET OVERVIEW Of the 13 recorded deeds, only three included a stated consideration amount: $675,000, $870,000 and $8,900,000. Among those three, the median sale price was $870,000. The remaining 10 transfers listed no price, consistent with deeds involving trusts, family entities or self-transfers, where consideration is often not disclosed. Because 10 of 13 transfers lack pricing data, the raw count of 13 does not by itself indicate an active or quiet resale market; it reflects a mix of open-market sales and internal ownership transfers.

TOP SALES The highest-priced transaction was 10 W Orchard St, Lot 12, which sold for $8,900,000 on Sept. 1. Ian Hart was the seller and Stefanie Conahan the buyer. Bed, bath and square footage figures were not available in the deed record.

The second-highest disclosed sale was 220 Humphrey St, Unit 104, which sold for $870,000 on Sept. 1. The Beatrice E. Keene Trust was the seller; Donna M. Cohan, as trustee, was the buyer.

The third disclosed sale was 7 Bradford Ct, which sold for $675,000 on Sept. 1. John M. Arnold was the seller and Roderick B. Ehler the buyer.

No other transactions in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no street-level clustering emerged. Regan Living Trust), 62 Front St (John S. Foster Jr. to John S. Foster Jr.), 2 Prince St (Ryan P. DiCicco to the DiCicco Family Investment Trust) and 4 Bonad Rd (Anthony C. Bisegna to the Bisegna Family Realty Trust). These are estate-planning or ownership-restructuring transfers rather than open-market sales, which helps explain the low rate of price disclosure this period.
