Single $1.05 Million Sale Anchors Otherwise Modest Salisbury Deed Prices

SALISBURY -- Essex County Registry of Deeds records show 14 property transfers in Salisbury between July 17 and Aug. 15, led by a $1.05 million sale on Winterberry Circle, though more than a third of the period's transactions were transfers between family members or into trusts rather than open-market sales.

MARKET OVERVIEW

Fourteen deeds were recorded in the four-week period. Of those, seven disclosed a sale price, ranging from $2,799 to $1,050,000, with a median of $559,900 among the disclosed sales. The remaining seven carried no listed consideration, which is standard for many trust, estate and intra-family deed transfers. Fourteen recorded transfers is a notable raw count for a town the size of Salisbury over one month, but a significant share of that volume reflects non-arms-length transactions rather than traditional buyer-seller sales, so the disclosed-price sample of seven is a better gauge of market pricing than the total count alone.

TOP SALES

The period's highest-priced transaction was 2 Winterberry Cir, Lot 9, which sold for $1,050,000 on Aug. 13. Allison Sherri Gadbois sold the property to Packy William Brown.

233 Beach Rd, Unit A10, sold for $570,000 on Aug. 7. Brenda Gharabegian sold the condominium unit to Mark Spencer.

Two units at Meadowview Lane each sold for $559,900 on consecutive days. 20A Meadowview Ln, Unit 20A, sold Aug. 12 from 6 Forest Road LLC to the Savage Irrevocable Trust, dated Nov. 1, 2022. 22A Meadowview Ln, Unit 22A, sold Aug. 11, also from 6 Forest Road LLC, to Elizabeth K. Trainor.

12B Clover Cir, Unit 12B, sold for $325,100 on Aug. 12. The seller, 6 Forest Road LLC, also sold the two Meadowview units listed above.

NEIGHBORHOOD BREAKDOWN

Meadowview Lane accounted for two sales in the period, both condominium units sold by the same entity, 6 Forest Road LLC, at an identical price of $559,900. That same seller also sold the Clover Circle unit, meaning 6 Forest Road LLC was the seller on three of the seven disclosed-price transactions this period. Beach Road had two recorded transfers: the $570,000 sale of 233 Beach Rd Unit A10 and an undisclosed-price trust transfer at 93 Beach Rd.

By price tier among disclosed sales: one sale exceeded $1 million (Winterberry Circle). Three sales fell in the $500,000-to-$1 million range (233 Beach Rd, and the two Meadowview Lane units). Three sales were under $500,000: 12B Clover Cir at $325,100, 24 Molly Mill Rd Lot 14 at $300,000, and a $2,799 transfer of a Forest Road parcel from Salisbury Town's tax rolls to buyer Chase T.

MARKET NOTES

Five of the 14 recorded deeds were transfers within the same family name or into a trust rather than sales to a new owner: 488 North End Blvd (Steven A. Fisichelli to the Fisichelli trust), 11 Robert Rd Lot 10 (Diane L. Darcangelo to the Darcangelo Living Trust), 93 Beach Rd (the Ronald P. Lofgren 2024 Living Trust to Philip G. Lofgren), 10 Baker Rd Lot 2 (David J. Foulkes to his own trust) and 24 Molly Mill Rd Lot 14 (Kevin Karpenko to Dominic Janvrin Karpenko, trustee). None of these five carried a disclosed sale price.

Two additional deeds involved Salisbury Town as a party: one recorded transfer moved a parcel from the town to itself, and a second, at a lot identified only as "Barberries," transferred from the town to buyer Joshua J. True with no price disclosed.

The period's sales mixed property types. Four of the seven disclosed-price sales were condominium units, identified by "UN" unit designations at Meadowview Lane, Clover Circle and Beach Road. One deed, at 103 Bridge Rd, transferred from an individual, Thomas R. Lyons Jr., to Seacoast Capital Holdings LLC, with no price disclosed. Beds, baths and square footage are not available in county deed records and are not reported here.
