Seminary Campus Sale Tops $36 Million as Hamilton Records 13 Deed Transfers

HAMILTON -- A $36.4 million sale of the Gordon-Conwell Theological Seminary campus on Essex Street dominated Hamilton's deed records for the past month, overshadowing a dozen more typical residential transactions that ranged from $220,000 to $900,000.

MARKET OVERVIEW

Thirteen deeds were recorded in Hamilton between Aug. 14 and Sept. 12, 2026. Nine of the 13 transactions listed a sale price; the remaining four were recorded without a disclosed consideration amount, which is common for deed filings and does not necessarily indicate a non-sale transfer. Among the nine disclosed prices, the range ran from $220,000 to $36.4 million, with a median of $800,000. That median is pulled from a small sample of nine prices, and the $36.4 million institutional sale sits far outside the rest of the data; setting that transaction aside, the remaining eight disclosed sales ranged from $220,000 to $900,000. Thirteen recorded transfers in a four-week span is a modest volume for the town, and the data alone does not show whether that represents an increase or decrease from other periods.

TOP SALES

The month's largest transaction by far was 130 Essex St., Lots A and B, which sold for $36.4 million on Sept. 8. Seller Gordon-Conwell Theological Seminary Inc. transferred the property to 212 Bridge St. LLC. Two sales tied for the next-highest price at $900,000: 40 Orchard Road, Lot 8, sold Sept. 9 from seller Jeffrey M. McKee to buyer Richard Stafford, and 13 Pleasant St. sold Aug. 27 from seller Corey Beaulieu to buyer Emily Fougere. At $880,000, 32 Knowlton St., Lots 12 and 13, sold Sept. 4; the seller was listed as Francis M. Koughan, trustee, and the buyer as Michael D. Amundson. Rounding out the top five, 56 Meyer Road, Lot A1, sold Aug. 28 for $800,000, with MPM Companies LLC as seller and Luke K. McNiff as buyer.

NEIGHBORHOOD BREAKDOWN

Junction Lane was the only street with more than one recorded sale: 21 Junction Lane, Unit 21, Building 3, sold Aug. 25 for $727,000, and 37 Junction Lane, Unit 4, changed hands Sept. 8 with no price disclosed. By price tier among the nine disclosed sales, two fell under $500,000: 71 Union St. at $425,000 and 60 Moulton St. at $220,000. Six sales fell in the $500,000-to-$1 million range: 22 Ortins Road ($750,000), 40 Orchard Road ($900,000), 32 Knowlton St. ($880,000), 56 Meyer Road ($800,000), 13 Pleasant St. ($900,000) and 21 Junction Lane ($727,000). One sale, the Essex Street seminary property, exceeded $1 million, at $36.4 million.

MARKET NOTES

Several of the recorded addresses include unit or lot designations, such as 40 Orchard Road, Lot 8, and 21 Junction Lane, Unit 21, Building 3, indicating condominium or subdivided-lot transactions rather than standalone single-family sales. The $36.4 million Essex Street sale involved an institutional seller, Gordon-Conwell Theological Seminary Inc., and a buyer registered as an LLC, distinguishing it from the residential pattern in the rest of the data; it should not be read as representative of home values in town. Three transfers in the dataset show a shared or identical last name, or the same individual, on both sides of the deed: 21 Savoy Road, Lot 12, moved from Susan A. Kalloch to the Susan A. Kalloch 2026 Revocable Trust; 37 Junction Lane, Unit 4, moved from Deborah Ann Bilello to Deborah Ann Bilello; and 60 Moulton St. moved from Dennis C. Campbell to Jennifer A. Campbell. These read as within-family or trust-related transfers based on the names alone; the data does not indicate the reason for each transfer. Additionally, 71 Union St. sold from the Leon K. and Rita E. Purington Trust to an entity, 71 Union LLC, for $425,000.
