SAUGUS -- Fifteen property transfers were recorded in Saugus over the past month, with sale prices ranging from $534,500 to $1.7 million among the eight deeds that have a price on file so far.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 15 property transfers in Saugus between Aug. 28 and Sept. 26. Of those, eight carry a recorded sale price, ranging from $534,500 to $1,700,000, with a median of $652,500 among the priced sales. The remaining seven transfers have no price on file yet, which is typical for recently recorded deeds and is not evidence that a price was withheld. Based on raw count alone, 15 recorded transfers in a four-week span reflects a full slate of activity, though roughly half of those are estate, trust, or family transfers rather than open-market sales.

TOP SALES The month's highest-priced sale was 29 Hammersmith Dr., which sold for $1,700,000 on Sept. 23. Seller Dean R. Souza transferred the property to Vo Tu Anh Thi. The second-highest sale was 25 Margate Ave., which sold for $1,049,900 on Sept. 22, from seller Sonia A. Pabrezis to buyer David Edward Defronzo Jr. Third was 78 Hammersmith Dr., Lot 44A, which sold for $940,000 on Sept. 18; seller Paula E. Bannister, trustee, sold to Noelle A. Rossini. Two sales tied for the next-highest price at $650,000: 144 Broadway, Lot 5, sold Sept. 24 from Steven Boccelli to C & D Holdings LLC, and 33 Sunnyside Pk., Lot 11, sold Sept. 18 from Kristine M. Collins to Nolber J. Padilla. Rounding out the top tier was 12 Ruby Rd., which sold for $655,000 on Sept. 25, from James D. Urban to Nicholas Biancofiore.

NEIGHBORHOOD BREAKDOWN Hammersmith Drive saw two recorded sales this period: 29 Hammersmith Dr. at $1,700,000 and 78 Hammersmith Dr., Lot 44A, at $940,000, the two highest-priced transactions of the month. Saville Street also had two recorded transfers, both at the same address, 74 Saville St., one for the main parcel and one for Lot B1; both are trust transfers within the Schrimpf family and neither has a recorded price yet. Among the eight priced sales, two fell in the $500,000-to-$650,000 range, four fell between $650,000 and $1 million, and two exceeded $1 million. The remaining addresses, including 9 Phillips Ave., 9 Old Meetinghouse Rd., 29 Elmwood Ave., 104 Lincoln Ave. and 17 Birch Pond Rd., were single, standalone transfers without a shared street pattern.

MARKET NOTES Bedroom, bathroom and square-footage figures are not available from deed records for this period. The dataset includes a mix of property types, with several condominium unit sales, including 2102 Lewis Ogrady Dr., Unit 2102, Building 21; 144 Broadway, Lot 5; 74 Saville St., Lot B1; 78 Hammersmith Dr., Lot 44A; 9 Phillips Ave., Lot 270-272; 33 Sunnyside Pk., Lot 11; 29 Elmwood Ave., Lot 104; and 104 Lincoln Ave., Lot 4, alongside standalone single-address transfers. A notable share of the month's recorded deeds, at least six of the 15, list a trust as the buyer, seller, or both, including transfers at 2102 Lewis Ogrady Dr., 9 Phillips Ave., 9 Old Meetinghouse Rd., both Saville Street parcels, 29 Elmwood Ave., 104 Lincoln Ave. and 78 Hammersmith Dr. The transfer at 17 Birch Pond Rd., from Robert Luzzo to Joseph L. Luzzo, also shares a surname between grantor and grantee. Seven of the 15 recorded transfers, nearly half, do not yet have a sale price on file.
