Saugus home sales post $675,000 median price on 10 disclosed deals

SAUGUS -- Fifteen properties changed hands in Saugus between July 3 and Aug. 1, with recorded sale prices ranging from $100,000 to $1,050,000 and a median of $675,000 among the 10 transactions that disclosed a price.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 15 property transfers in Saugus during the period, though only 10 included a disclosed consideration amount. Among those 10, prices ranged from $100,000 to $1,050,000, with a median sale price of $675,000. The raw count of 15 recorded deeds in a single month indicates a period of ongoing activity, though five of those transfers, roughly a third, did not carry a disclosed price, several involving matching or related names between seller and buyer.

TOP SALES The month's highest-priced transaction was 12 Heritage Ln, Lot 12, which sold for $1,050,000 on July 28. Tapan Chowdhury sold the property to Irfan Hujic. The second-highest sale was 39 Forest St, Lot A, which went for $970,000 on July 28, with You You Zhang selling to Tabish Iqbal. At 10 Richardson Cir, Lot 32, a unit sold for $770,000 on July 29; the seller was Stella 2017 Trust and the buyer was Priya Crafts. 19 Laconia Ave sold for $735,000 on July 31, with Kaitlin E. Crowley selling to Jailene Angelica Roman. Rounding out the top five, 291 Main St sold for $695,000 on July 31; Abdelmenem S. Ragab, as trustee, sold to Lilia Bouhid.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so no single-street cluster emerged. By price tier, one sale closed below $500,000: Pinehurst Rd, Lot C, which sold for $100,000 on July 29, with Randolph A. Cotter Jr., as trustee, selling to Russell H. Tripp. Eight sales fell in the $500,000-to-$1 million range, including 25 Pleasant St ($655,000), 8 Lincoln St ($560,000) and 506 Reynolds Dr, Unit C-506 ($575,000), among others. Rogers to the MRR Irrevocable Family Trust. Separately, trusts appeared as sellers on three transactions with disclosed prices, 10 Richardson Cir ($770,000, Stella 2017 Trust), 8 Lincoln St ($560,000, Deborah G. Almeida, trustee) and Pinehurst Rd ($100,000, Randolph A. Cotter Jr., trustee), indicating trust ownership was a factor in a notable share of this month's activity.
