Saugus Home Prices Range Widely From $338,000 To $880,000 In Latest Sales

SAUGUS -- Saugus recorded 15 property transfers over the past month, with sale prices ranging from $338,000 to $880,000 among the properties where a price was disclosed.

MARKET OVERVIEW Fifteen deeds were recorded in Saugus between Aug. 14 and Sept. 12. Of those, five listed a sale price, ranging from $338,000 to $880,000, with a median of $640,000. The other 10 transfers, two-thirds of the total, did not disclose a consideration amount, which is common for deed records generally and particularly for transfers between family members or into trusts, several of which appear in this batch. With only five priced sales, a full read on price direction isn't possible from this dataset, though the raw count of 15 recorded transfers points to steady deed activity for the period.

TOP SALES The highest-priced sale was 60R Jasper St., which sold for $880,000 on Sept. 3. Joseph L. Dirocco sold the property to Marinska Marcellus. The second-highest was 150 Hamilton St., Lots A and B, which sold for $787,000 on Sept. 11. Julie A. Virnelli, as representative of an estate, sold to Joel Hyppolite. 111 Hamilton St., Lot 2, sold for $640,000 on Sept. 8. Mary M. Haberek, as trustee, sold to Edilzar Y. Hernandez Garcia. 15 Jefferson Ave. sold for $605,000 on Sept. 3. William B. Stewart sold to Matthew Gubitose. A property listed in the deed filing only as "See Record" sold for $338,000 on Sept. 9. Melissa Remington sold to Anthony Kairouz.

NEIGHBORHOOD BREAKDOWN Hamilton Street saw two recorded sales in the period, at 150 Hamilton St. ($787,000) and 111 Hamilton St., Lot 2 ($640,000), both among the month's top five prices. The remaining 13 transfers were spread across 13 different streets, with no other street repeating. By price tier among the five disclosed sales, one fell under $500,000 ($338,000) and four fell between $500,000 and $1 million; none was disclosed above $1 million.

MARKET NOTES Nine of the 15 recorded properties carried a lot or unit designation, at addresses on Winter, Central, Walnut, Whitney, Mary Lou Terrace, Thomas and Hurd Avenue streets and both Hamilton Street sales, indicating condominium units made up the majority of recorded transfers this period.
