Salisbury's Highest Sale Tops $1.185 Million While Median Holds at $576,888

SALISBURY -- Fourteen properties changed hands in Salisbury between Aug. 14 and Sept. 12, with disclosed prices ranging from $60,000 to $1,185,000 and a median of $576,888 among the 10 transactions that included a sale price.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 property transfers in Salisbury over the four-week period, or roughly one every two days. Of those, 10 listed a consideration amount; the other four, all involving matching or related grantor and grantee names, did not disclose a price. Prices among the disclosed sales ranged from $60,000 for a property listed only as "See Record" to $1,185,000 for a home on March Road, with a median of $576,888. The raw count alone does not establish whether this period was more or less active than prior months, since no comparative data was provided.

TOP SALES

The period's highest-priced transaction was 13 March Rd, Lot 3, which sold for $1,185,000 on Aug. 31. Seller John L. Wilkinson, trustee, transferred the property to Glenn James Kiladis. The second-highest sale was 9 Lafayette Rd, which sold for $950,000 on Sept. 10, with Luisa Pereira, trustee, as seller and Ryan Anthony Towne as buyer. Third was 15 Ferry Rd, Unit B, at $879,000 on Sept. 9, sold by John J. Swansen, trustee, to Mark Henson. Fourth was 24B Meadowview Ln, Unit 24B, at $654,900 on Sept. 4, sold by 6 Forest Road LLC to Valentina Nikola Videva Dufresne. Rounding out the top five was 36A Elm St, Unit 36A, which sold for $594,777 on Sept. 11, with the Edmund F. Harvey Trust as seller and Steven Leach as buyer.

NEIGHBORHOOD BREAKDOWN

Elm Street saw two recorded transfers: 36A Elm St, Unit 36A, at $594,777, and 83 Elm St, Lot 95A, at $559,000. Bridge Road also had two transfers, both with no disclosed price and both involving a grantor and grantee sharing the same surname: 44 Bridge Rd, Lot 4C, from Robert B. Dow to Robert B. Dow, and 26 Bridge Rd, Lot 2, from David R. Clancey to David R. Clancey, trustee. By price tier, two disclosed sales fell under $500,000 ($60,000 and $420,000), seven fell between $500,000 and $1 million, and one, the March Road property, exceeded $1 million.
