Salisbury Home Sale Price Spread Widens as $5.25 Million Deal Leads July

SALISBURY -- A Friendenfels Road property sold for $5.25 million in late July, the highest price among 13 property transfers recorded in Salisbury over the past month. Only six of those 13 deeds disclosed a sale price.

MARKET OVERVIEW Thirteen property transfers were recorded in Salisbury from July 3 through Aug. 1, 2026. Of those, six deeds disclosed a sale price, ranging from $280,000 to $5,250,000, with a median of $749,800 among the disclosed transactions. The remaining seven deeds carried no recorded consideration amount, which is common for certain deed types and does not necessarily reflect the property's value. The 13 recorded deeds span less than a month, a pace that on its own does not indicate an especially high- or low-volume period without additional comparison data.

TOP SALES The month's largest transaction was 20 Friendenfels Rd, which sold for $5.25 million on July 31. Lion King Holdings LLC sold the property to Stephen Coulombe, trustee.

349 North End Blv sold for $1.26 million on July 21. Nathan Silvia, trustee, sold the property to Stephen Thompson.

9 Lions Way sold for $990,600 on July 31. Hillside Builders LLC sold the property to Jingyi Wen.

2 Old County Rd, Unit 12, sold for $509,000 on July 27. Ocean Breeze Development LLC sold the unit to Salvatore Perla.

109 Forest Rd, Lot 80A, sold for $490,000 on July 30. Boston General Properties LLC sold the property to Jesse G. Desmond.

NEIGHBORHOOD BREAKDOWN Forest Road saw two transfers: 109 Forest Rd, Lot 80A, sold for $490,000, while 81 Forest Rd changed hands with no price disclosed and the same name, Matthew W. Palis Jr., listed as both grantor and grantee. North End Boulevard also saw two transfers: 349 North End Blv sold for $1.26 million, while 574 North End Blv transferred from Susan G. Marraffa to Susan G. Marraffa, trustee, with no price disclosed. Beach Road recorded two condo-unit transfers on the same day, both from Nicolas Herrera to the Herrera Revocable Trust, at 135 Beach Rd, Unit 318, and 48 Beach Rd, Unit 48B; neither disclosed a price.

By price tier among the six disclosed sales: two fell under $500,000 (38 Kendell Ln, Lot 46, at $280,000, and 109 Forest Rd, Lot 80A, at $490,000); two fell between $500,000 and $1 million (2 Old County Rd, Unit 12, at $509,000, and 9 Lions Way at $990,600); and two exceeded $1 million (349 North End Blv at $1.26 million and 20 Friendenfels Rd at $5.25 million).

MARKET NOTES Six of the seven deeds without a disclosed price appear to be transfers within the same family or into a trust rather than sales between unrelated parties: 15 Second St, Lot A-2 (Stephen Spaulding to SMS Trust); 574 North End Blv (Susan G. Marraffa to Susan G. Marraffa, trustee); 135 Beach Rd, Unit 318, and 48 Beach Rd, Unit 48B (both Nicolas Herrera to the Herrera Revocable Trust); 14 Gerrish Rd, Lot 2 (D.M. Cepiel to D.M. Cepiel); and 81 Forest Rd (Matthew W. Palis Jr. to Matthew W. Palis Jr.). The one undisclosed-price transfer between apparently unrelated parties was 5 Vermont St, sold by Anna Paula Rego to Three Little Pigs LLC.
