Salem's priciest July sale hits $1.375 million on Winter Street

SALEM -- A single-family home on Winter Street sold for $1,375,000 in late July, the top recorded price of the month, in a period where condominium and deeded-unit sales made up most of the market's activity.

MARKET OVERVIEW Fifteen sales were recorded in Salem's Southern Essex District Registry of Deeds between July 3 and Aug. 1, 2026. Thirteen of the 15 included a disclosed sale price, ranging from $300,000 to $1,375,000, with a median of $655,000. Two transfers -- 24 Buchanan Road Lot 3 and 27 Belleau Road Lot D -- did not carry a disclosed consideration amount. Bedroom, bathroom and square-footage figures are not available from deed records and are omitted below. Based on the raw count of 15 recorded transfers over the four-week period, sales activity was moderate.

TOP SALES The month's highest-priced transaction was 20 Winter St., which sold for $1,375,000 on July 31. Seller Timothy J. Kenslea transferred the property to buyer Craig E. Vercolen.

4 Winter Island Road, Lot 12-15, sold for $890,000 on July 30, with H. Joyce O'Brien selling to Julie Caldwell Walker.

5 Fairview Road, Lot 1, sold for $819,000 on July 30. Blake Elkinson sold the property to the Foley Family Trust.

106 Bridge St., Unit 2, sold for $804,000 on July 30. The seller, Craig Vercolen, shares a surname with the buyer of the month's top sale, 20 Winter Street; deed records do not indicate whether the two are related.

A fifth transaction, with an address not specified in the deed record beyond "Salem, MA," sold for $700,000 on July 31. Daniel W. Murphy sold to Daniel Brooker.

NEIGHBORHOOD BREAKDOWN Essex Street saw two sales this period: 49 Essex St., Unit 1R, sold for $411,800, and 289 Essex St., Unit 308, sold for $395,000. By price tier, five sales closed under $500,000 (six including one undisclosed-price transfer at 27 Belleau Road), seven sales fell between $500,000 and $1 million, and one sale -- 20 Winter Street -- exceeded $1 million. Two sales did not disclose a price and cannot be placed in a tier.

MARKET NOTES Of the 15 recorded transfers, 10 were condominium or deeded-unit sales (properties listed with a unit or lot number), while two -- 20 Winter St. and 17 Osgood St. -- were recorded without a unit designation. The remaining three carried lot designations without further property-type detail in the deed record. Several transfers involved trusts or estate representatives rather than conventional buyer-seller pairs. The July 31 transfer of 24 Buchanan Road, Lot 3, moved from Mark E. Wallace, identified in the deed as representative of the seller's estate, to Mary E. Wallace, a transfer within the same family name; no price was disclosed. 16 Laurent Road, Lot 57, was sold by a seller listed as trustee, Katherine E. Blackwell, for $675,000. 1 Admirals Lane, Unit D, Building 139, was sold by trustee Gregory J. Dunnigan for $655,000. The buyer of 5 Fairview Road, Lot 1, was recorded as the Foley Family Trust, and the buyer of 27 Belleau Road, Lot D, was recorded as trustee Devin David Joseph Dworkin; no price was disclosed for the Belleau Road transfer.
