Rowley Median Home Sale Price Reaches $817,000 in Late Summer Deeds

ROWLEY -- Fifteen properties changed hands in Rowley between July 24 and August 22, with recorded prices ranging from $257,000 for a condominium unit to $1.225 million for a home on Oak Ledge Circle.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 15 property transfers in Rowley during the period. Of those, 10 included a disclosed sale price and five did not. Among the 10 disclosed sales, prices ranged from $257,000 to $1,225,000, with a median sale price of $817,000. Fifteen recorded transfers over a four-week span is a notable volume of activity for a town of Rowley's size, though the data does not include inventory or days-on-market figures needed to characterize the pace further.

TOP SALES The period's highest-priced transaction was 23 Oak Ledge Circle Lot 22, which sold for $1,225,000 on Aug. 3. Eric J. Hanscom was the seller and Ishtvan McGee the buyer. The second-highest sale was 25 Christa Drive Lot 5, which sold for $1,100,000 on July 27; Steven Anzalone sold the property to Andrew Shaw. At 11 Arthur Gordon Drive Lot 27, William E. Killen Jr. sold to Ellen Morello for $971,000 on July 28. A home at 55 Wilson Pond Lane sold for $970,000 on Aug. 17, with William J. Lougee selling to John J. Brewer. Rounding out the top five, 399 Wethersfield Street Lot 4 sold for $879,000 on Aug. 13, with Clifford M. Pierce selling to Brian John Revere.

NEIGHBORHOOD BREAKDOWN Three streets recorded two sales apiece during the period. On Farnham Road, 33 Farnham Road Lot 50 sold for $715,000 on Aug. 7, while 20 Farnham Road sold Aug. 10 with the price not disclosed. On Heritage Way, 5 Heritage Way Unit 3 Building 2 sold for $755,000 on July 31, while 8 Heritage Way Unit 22 Building 9 sold Aug. 18 with the price not disclosed. On Haverhill Street, 231 Haverhill St. sold for $754,900 on Aug. 18, and 870 Haverhill St. Unit 28 sold for $257,000 on July 31, the period's lowest disclosed price. By price tier among the 10 disclosed sales, one sold under $500,000 (870 Haverhill St. Unit 28), seven sold between $500,000 and $1 million, and two sold above $1 million (23 Oak Ledge Circle and 25 Christa Drive).

MARKET NOTES Four of the five transfers without a disclosed price involved a seller transferring property to themselves or an immediate namesake as trustee: 125 Weldon Farm Road (Stephen Martin Markarian to Stephen Martin Markarian, trustee), 8 Heritage Way Unit 22 (a Stanley family transfer), 68 Ellsworth Road Lot 3 (Steven J. Buccheri to Steven J. Buccheri, trustee) and the Sinisgalli transfer into the Rebecca H. Sinisgalli 2026 Revocable Trust. Deed records do not disclose motivations for these transfers. Separately, Andrew Shaw appears in the data both as a seller, of 231 Haverhill St. for $754,900, and as a buyer, of 25 Christa Drive for $1,100,000. The period's sales included a mix of single-family lots and condominium units, with three of the 15 transfers involving unit-designated properties on Heritage Way and Haverhill Street. Bed, bath and square-footage figures were not available from the deed records for any of the 15 transactions.
