Rowley Home Prices Range Widely as Median Sale Reaches $787,500 in Summer

ROWLEY -- Thirteen property transfers were recorded in Rowley between July 10 and Aug. 8, with disclosed sale prices ranging from $257,000 to $1,225,000 and a median of $787,500.

MARKET OVERVIEW Essex South Registry records show 13 deeds recorded for Rowley properties during the period, eight of which listed a sale price. Those eight priced sales ranged from $257,000 to $1,225,000, with a median of $787,500. The remaining five transactions did not include a disclosed consideration amount, which is common for family or trust transfers. Based on the raw count alone, 13 recorded transactions in a four-week span represents a fuller-than-usual slate of activity for the town, though the data does not indicate how that compares to other periods.

TOP SALES The highest-priced transaction was 23 Oak Ledge Cir, Lot 22, which sold for $1,225,000 on Aug. 3. Eric J. Hanscom sold the property to Ishtvan McGee. The second-highest sale was 25 Christa Dr, Lot 5, which changed hands for $1,100,000 on July 27, with Steven Anzalone selling to Andrew Shaw. At 11 Arthur Gordon Dr, Lot 27, William E. Killen Jr. sold to Ellen Morello for $971,000 on July 28. A condominium unit at 8 Heritage Way, Unit 22, Building 9, sold for $820,000 on July 16, transferred from the Frank & Karen Carideo Trust to Barbara Lynnell Stanley. Rounding out the top five, a unit at 5 Heritage Way, Unit 3, Building 2, sold for $755,000 on July 31, with Mark A. Newhall, as trustee, selling to Tanya Servizio.

NEIGHBORHOOD BREAKDOWN Heritage Way accounted for two of the period's sales: the $820,000 unit at 8 Heritage Way and the $755,000 unit at 5 Heritage Way, together totaling $1,575,000 across two separate condominium buildings. By price tier, one sale fell under $500,000: the $257,000 condominium unit at 870 Haverhill St, Unit 28. Five sales fell between $500,000 and $1 million: 19 Ocean Ave ($670,000), 33 Farnham Rd Lot 50 ($715,000), the two Heritage Way units ($755,000 and $820,000), and 11 Arthur Gordon Dr Lot 27 ($971,000). Two sales exceeded $1 million: 25 Christa Dr Lot 5 ($1,100,000) and 23 Oak Ledge Cir Lot 22 ($1,225,000). The remaining five recorded transfers, at Ellsworth Road, an address logged only as "see record," Spencer Knowles Road, Newburyport Turnpike and Clay Lane, did not carry a disclosed price.

MARKET NOTES Of the 13 recorded transfers, four were transfers from an individual owner to a trust bearing the same family name: Steven J. Buccheri to Steven J. Buccheri, trustee, at 68 Ellsworth Rd Lot 3; Rebecca H. Sinisgalli to the Rebecca H. Sinisgalli 2026 Revocable Trust; Arthur O. Ledoux to the Ledoux Living Trust at 545 Newburyport Tpk, Unit 2; and John F. Witzig to the Witzig79 Irrevocable Trust at 4 Clay Ln Lot 14. None of these four disclosed a sale price. The property naming in the deed records also shows a mix of transaction types: five addresses carried unit numbers consistent with condominium sales (Heritage Way x2, Haverhill Street, Spencer Knowles Road and Newburyport Turnpike), while six carried subdivision lot numbers (Farnham Road, Oak Ledge Circle, Ellsworth Road, Arthur Gordon Drive, Christa Drive and Clay Lane).
