Rockport Sale Prices Span $515,000 to $2.5 Million This Period

ROCKPORT -- A property on Marmion Way sold for $2,495,000 last week, the highest price recorded in Rockport's real estate market over the past month, according to Essex County (Southern District) Registry of Deeds filings. Fourteen deeds were recorded in the town between Aug. 21 and Sept. 19, though sale prices had posted for only six of them as of this report.

MARKET OVERVIEW

Fourteen property transfers were recorded in Rockport during the period. Among the six sales with a recorded price, prices ranged from $515,000 to $2,495,000, with a median of $687,500. Eight of the 14 recorded deeds, more than half, had no price yet showing in registry data, a common lag that typically resolves within about a week of recording. Filing activity clustered heavily in the final days of the period: eight of the 14 deeds, including all six priced sales, were recorded between Sept. 10 and Sept. 18.

TOP SALES

The period's highest-priced transaction was 97 Marmion Way, Lot 4, which sold for $2,495,000 on Sept. 11. The seller was 97 Marmion Way Rockport Realty Trust and the buyer was John Pirotte, as trustee.

8 Granite St. sold for $899,000 on Sept. 10. Jonathan J. Simrak was the seller and Ryan D. McGrath the buyer.

130 Main St. sold for $775,000 on Sept. 18. Beverly A. Miller, as representative of an estate, was the seller; Mark Ventimiglia was the buyer.

8 Hale St., Unit 3, sold for $600,000 on Sept. 18. Erin Bridget Driver was the seller and the Eric Dray Revocable Trust was the buyer.

8 Hale St., Unit 2, sold for $535,000 on Sept. 18. Erin Bridget Driver was also the seller in this transaction; Rockport Sea Glass LLC was the buyer.

NEIGHBORHOOD BREAKDOWN

Granite Street saw the most recorded activity of any street, with three transfers: 8 Granite St. ($899,000), 170 1/2 Granite St., Unit 6, and 190B Granite St., Lot 190B, the latter two with prices not yet available. Hale Street had two transfers, both condominium units at 8 Hale St. sold by the same seller on the same day, for $600,000 and $535,000. Marmion Way also had two transfers: the $2,495,000 sale at 97 Marmion Way, Lot 4, and 64 Marmion Way, for which a price is not yet available. Among the six sales with recorded prices, five fell between $500,000 and $1 million and one exceeded $1 million; none were below $500,000.

MARKET NOTES

Condominium units accounted for at least four of the 14 recorded transfers, based on unit designations in the addresses: 8 Hale St., Units 2 and 3; 4 Toomey Ln., Unit 1; and 170 1/2 Granite St., Unit 6. The remaining addresses appear to be single-family homes or land parcels based on their formatting. Several of the transfers without a recorded price show the same or a closely matching name as both seller and buyer, consistent with a transfer into a trust: 32 Railroad Ave. (Kleimola to a Kleimola trust), 190B Granite St. (Hellman to Hellman), 2 Wallace Rd. (Klinka to the Klinka Family Holding Trust), 170 1/2 Granite St. (Brown to the Thomas & Judith Brown Trust), and 64 Marmion Way (Kerwin to the Mel L. Ker Living Trust). Five of the 14 recorded deeds, more than a third, fit this pattern.
