Rockport Home Prices Span $350,000 To $2.5 Million In Latest Sales

ROCKPORT -- Twelve properties changed hands in Rockport over the past month, with recorded sale prices ranging from $350,000 for a Broadway condominium unit to $2.5 million for a Phillips Avenue property, according to deeds filed with the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW Twelve deeds were recorded in Rockport between Aug. 14 and Sept. 12. Only five of the 12 transactions disclosed a sale price; the other seven were recorded without consideration amounts, which is common for family and trust transfers. Among the five disclosed sales, prices ranged from $350,000 to $2.5 million, with a median of $899,000. Twelve recorded transactions in a single month is a notable volume for a town the size of Rockport, though the high share of undisclosed prices limits a full picture of the period's market activity.

TOP SALES The month's highest-priced transaction was 13 Phillips Ave., Lot 3A, which sold for $2.5 million on Aug. 31. Elizabeth K. Fragola, as trustee, sold the property to David H. Pine. Close behind, 97 Marmion Way, Lot 4, sold for $2,495,000 on Sept. 11; the 97 Marmion Way Rockport Realty Trust sold the property to John Pirotte, as trustee. At 8 Granite St., Jonathan J. Simrak sold his property to Ryan D. McGrath for $899,000 on Sept. 10, matching the period's median sale price. A condominium unit at 9 Jewett St., Unit 9A, sold for $469,000 on Aug. 28; Marita A. Brundage sold to Tina M. Gaetani. The lowest disclosed sale was 45 Broadway, Unit A, which Robert L. Visnick, as trustee, sold to Patrick J. Casey for $350,000 on Sept. 1.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so no single-street cluster emerged. By price tier among the disclosed sales: two properties sold above $2 million, at 97 Marmion Way and 13 Phillips Avenue; one sold in the $500,000-to-$1-million range, at 8 Granite Street; and two sold below $500,000, at 9 Jewett Street and 45 Broadway. The remaining seven sales, spanning Calebs Lane, Highview Road, Thatcher Road, Rowe Avenue, Gott Avenue, Atlantic Avenue and Mount Pleasant Street, had no price disclosed.

MARKET NOTES Six of the 12 recorded transactions involved a unit or lot designation, at 97 Marmion Way Lot 4, 11 Highview Road Lot 25, 6 Rowe Avenue Unit 1C, 13 Phillips Avenue Lot 3A, 30 Mount Pleasant Street Unit 3 and 9 Jewett Street Unit 9A, indicating condominium or subdivided-lot sales made up half the period's recorded activity. Five of the 12 deeds, at 11 Highview Road, Thatcher Road, 1 Gott Avenue, 29R Atlantic Avenue and 30 Mount Pleasant Street, transferred property between an individual and a trust bearing the same family name, or between the same trust entity, patterns consistent with estate planning or family transfers rather than open-market sales. Bed, bath and square-footage figures were not available in the deed records for any property in this period.
