Rockport Home Prices Range From $800,000 to $1.2 Million in July

ROCKPORT -- Fourteen property transfers were recorded at the Essex County (Southern District) Registry of Deeds for Rockport addresses between July 23 and July 31, but sale prices were disclosed in only three of them, capping a month in which most ownership changes left no public record of value.

MARKET OVERVIEW

The Registry recorded 14 Rockport property transfers during the period, dated July 23 through July 31, 2026. Of those, three carried a disclosed sale price, ranging from $800,000 to $1,200,000, with a median of $950,000. The remaining 11 transactions, nearly four in five, were recorded without a stated consideration, which is common for deed filings and does not necessarily indicate the property changed hands without payment. Judged strictly by the raw count, 14 recorded transfers in roughly a week's span of recording dates represents a steady clip of activity for a town of Rockport's size, though the scarcity of price data limits how much can be said about where values are heading.

The three sales with disclosed prices were

38 Marmion Way, Lot 6, sold for $1,200,000 on July 24. The seller was the Joseph P Abu Living Trust; the buyer was Heather Kirk.

1 High St. sold for $950,000 on July 30. The seller was the Jill Davis-Ranford Trust; the buyer was Robert Y. Levine.

24 Forest St., Lot 2, sold for $800,000 on July 30. The seller was Earla J. Ricker; the buyer was Katie Ann Dentremont.

No other transactions in the dataset included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

South Street was the only street to record more than one transaction in the period: 19 South St. changed hands July 27, from Bruce S. Johannessen to Bruce S. Johannessen as trustee, and 75 South St., Parcel D, changed hands July 24, from Denise Marika LP to Barbara Weinstein as trustee. Neither sale disclosed a price. Among the three disclosed sales, two fell in the $800,000-to-$950,000 range (24 Forest St. and 1 High St.) and one exceeded $1 million (38 Marmion Way). Gragoudas 2026 Trust (19 Dean Rd.); Judith Fletcher Velonis to Christopher Velonis as trustee (14A Frank St.); Bruce S. Johannessen to himself as trustee (19 South St.); Harry L. Bush Jr., trustee, to himself as trustee (38 Haven Ave.); and Patricia J. Tanson to Phillip D. Tanson (35 Curtis St.). These filings are consistent with estate planning or trust-funding transfers rather than open-market sales; the data does not indicate why each transfer occurred, and none of the seven disclosed a price.
