GLOUCESTER -- Fourteen property transfers recorded at the Essex County (Southern District) Registry of Deeds between Aug. 21 and Sept. 19, but only four carried a sale price at the time of this report, including the period's top sale of $859,000 on Riverside Road.

MARKET OVERVIEW

The registry recorded 14 property transfers in Gloucester during the period, of which four included a sale price so far. Prices ranged from $103,855 to $859,000, with a median of $590,000 among the four priced sales. The remaining 10 transfers show no price yet; that generally reflects a lag before consideration amounts appear in the registry's data, not that any party withheld the figure. Given that only 4 of 14 recorded transfers currently show a price, a fuller picture of the period's price levels and overall market activity will take shape once the remaining deeds update.

TOP SALES

The highest-priced recorded sale was 13 Riverside Rd, which sold for $859,000 on Sept. 18. The seller was Barbara J. Ouimette and the buyer was Kristen Spadafora.

A property listed in registry records only as "see record" sold for $725,000 on Sept. 18. The seller was Frederick Lerner and the buyer was James M. Wolahan, trustee.

88 Prospect St, Unit 3, sold for $455,000 on Sept. 18. The seller was John Bishop and the buyer was Therese A. Baumberger.

4 Haven Ter, Unit 4, sold for $103,855 on Sept. 17. The seller was Erica L. Knowles, estate representative, and the buyer was Adrianna Lombardo-Towns.

The remaining 10 recorded transfers, at 28 Beach Rd, 34 Rockport Rd, 22 Arthur St, 6 Cherry Hill Rd, 18 Atlantic Rd, 43 Hartz St, 4 Lands End Ln, 18 Elwell St and 3 and 4 Parker Ct, do not yet show a sale price.

NEIGHBORHOOD BREAKDOWN

Parker Court accounted for two of the period's transfers: 4 Parker Ct and 3 Parker Ct Pcl A both sold Sept. 14, with Julia S. Virden, estate representative, as seller and WHT LLC as buyer in both cases. The same seller and buyer also completed a third transfer that day at 18 Elwell St Lot 1, meaning WHT LLC acquired three Gloucester properties from the same estate on a single date.

Among the four sales with recorded prices, two fell under $500,000: 88 Prospect St Unit 3 at $455,000 and 4 Haven Ter Unit 4 at $103,855. The other two fell in the $500,000-to-$1 million range: 13 Riverside Rd at $859,000 and the Sept. 18 sale recorded as "see record" at $725,000. No recorded sale in the period topped $1 million.

MARKET NOTES

Five of the 14 recorded transfers list the same person or a related family trust as both seller and buyer, or an individual transferring property into their own revocable trust: 28 Beach Rd (Cristin E. Connors to the Cristin E. Connors Revocable Trust 2026), 34 Rockport Rd Unit 6 (Robert M. Ryan to Robert M. Ryan, trustee), 22 Arthur St Unit 5 (Benedetto A. Damico to the Damico Family Revocable Trust), 18 Atlantic Rd Unit 38T Bldg 5 (David Ian Becker to the Theresa M. Becker Revocable Trust) and 43 Hartz St (Charlene M. Peterson to Charlene M. Peterson). None of these five carry a recorded sale price.

Three additional transfers, the Parker Court and Elwell Street properties described above, were estate transfers from Julia S. Virden, as representative, to a single limited liability company, WHT LLC. None of those three carry a recorded price either.

Condominium units made up roughly a third of the period's recorded transfers, including Prospect Street, Rockport Road, Arthur Street, Haven Terrace and Atlantic Road. The remaining transfers involve single-family-style addresses or lots. No bed, bath or square footage data was available from the deed records for this period.
