Peabody Home Sale Prices Span $347,000 To $850,000 With Median At $660,000
PEABODY -- Fourteen properties changed hands in Peabody in the four weeks ending Aug. 1, with recorded sale prices ranging from $347,000 to $850,000 and a median of $660,000 among the transactions that disclosed a price.
MARKET OVERVIEW The Essex County Registry of Deeds recorded 14 Peabody property transfers in the period, 10 of which included a disclosed sale price. Prices ranged from $347,000 to $850,000, with a median of $660,000 among the disclosed sales. The remaining four transfers did not include a consideration amount in the deed record. A run of seven sales recorded on a single day, July 31, accounted for half the disclosed-price transactions.
TOP SALES The highest-priced sale was 4 Antrim Rd, Lot 131, which sold for $850,000 on July 31. Duy Dao sold the property to John M. Daddario. Close behind, 25 Diane Rd, Lot 80, sold for $815,000 the same day; Kelly Guerschuny sold to Mark R. James. At 6 Buttonwood Lane, Jeffrey A. Widberg, as trustee, sold to Abderrahim Hajji for $717,665 on July 29. Rounding out the top five, 6 Antrim Rd, Lot 130, sold for $675,000 on July 31, with John L. Ciardi selling to Devin Tango, and 8 Nancy Ave, Lot 75, sold for $670,000 the same day, with Diane L. Manning, as trustee, selling to Ryan W. Squires. Bed, bath and square-footage figures were not available in the deed records for any of these transactions.
NEIGHBORHOOD BREAKDOWN Antrim Road accounted for two of the period's sales -- 4 Antrim Rd, Lot 131, at $850,000 and 6 Antrim Rd, Lot 130, at $675,000, both recorded July 31. No other street had more than one recorded sale in the period. By price tier, two sales closed under $500,000: 8 Walnut St, Unit 109, at $347,000 and 14 Bourbon St, Unit 34, at $450,000. Five sales fell between $500,000 and $700,000: 7 Ledgewood Way, Unit 4, at $545,000; 49 Fulton St at $600,000; 12 Raylen Ave, Lot 65, at $650,000; 8 Nancy Ave, Lot 75, at $670,000; and 6 Antrim Rd, Lot 130, at $675,000. Three sales topped $700,000: 6 Buttonwood Lane at $717,665, 25 Diane Rd, Lot 80, at $815,000, and 4 Antrim Rd, Lot 131, at $850,000.
MARKET NOTES Of the 14 recorded transfers, five involved condominium units (7 Ledgewood Way, 8 Walnut St, 14 Bourbon St, 80 Foster St and 19 Hawthorne Circle), while the rest were single-family or lot-designated properties. Four of the 14 transfers did not disclose a sale price, and three of those four appear to be transfers of property into a trust held by the same individual: 107 Bow St, Parcel B (Carrie Speros to Carrie Speros, trustee), 80 Foster St, Unit 404 (Janice M. Coolidge to Janice M. Coolidge, trustee), and 19 Hawthorne Circle, Unit 7, Building 10 (Janice Coolidge to the Coolidge Trust, dated July 29, 2026).
