Peabody Deeds Show Seven-Figure Median Amid Wave of Trust Transfers

PEABODY -- Fifteen property transfers were recorded in Peabody between Sept. 1 and Sept. 4, but only seven listed a sale price, and among those the median stood at $1,011,000, according to Essex County (Southern District) Registry of Deeds records for the period Aug. 7 through Sept. 5.

MARKET OVERVIEW

The registry recorded 15 property transfers in Peabody during the period. Of those, seven included a disclosed consideration amount, ranging from $535,000 to $1,155,000. The median sale price among the seven disclosed transactions was $1,011,000. Eight of the 15 transfers listed no sale price, a pattern common in deed data and often associated with trust, estate, or family transfers. Based on the raw count, the four-day span covered by the disclosed transactions saw a cluster of activity, though more than half of all recorded transfers carried no reported price.

TOP SALES

The month's highest recorded sale was 2 Osborne St, which sold for $1,155,000 on Sept. 2. Seller Shado Bowler LLC transferred the property to buyer Smailyn Portorreal De La Rosa. Close behind, 423 Andover St Lot 115 sold for $1,130,000 on Sept. 3, with Taurus Realty Trust selling to On Three LLC. A Peabody property recorded without a listed street address sold for $1,115,000 on Sept. 2; seller Joseph P. Hayton transferred it to buyer Joshua Adam Armata. At 6 Pzegeo Cir Lot 40, the property sold for $1,011,000 on Sept. 2, with seller Andrew C. Durkee transferring to buyer Arch Jignesh Desai. Rounding out the top sales, 10 Perlrey Ave Lot 5 sold for $800,000 on Sept. 2, with seller Joseph P. Arnold transferring to buyer Jennifer Carter.

NEIGHBORHOOD BREAKDOWN

Two sales shared a street name: 12 Tuckers Ct and 14 Tuckers Ct both recorded on Sept. 3, with seller Richard Wachlin transferring each property to the Richard A. Wachlin Revocable Trust. Neither transfer disclosed a sale price. Beyond Tuckers Court, no other street produced more than one recorded transfer in the period.

By price tier among the seven disclosed sales, three fell between $500,000 and $1 million: 19 Tremont St at $535,000, 10 Highland St at $775,000, and 10 Perlrey Ave Lot 5 at $800,000. Four sales exceeded $1 million: 6 Pzegeo Cir Lot 40 at $1,011,000, the address-unlisted property at $1,115,000, 423 Andover St Lot 115 at $1,130,000, and 2 Osborne St at $1,155,000. A separate pattern is visible in the grantor and grantee names: at least seven of the 15 transfers appear to move property between a person and a trust or entity bearing that same person's name, including 692 Lowell St (Croughwell to Croughwell), 19 Worcester Rd (Perkins to Perkins), 3 Jeffrey St (Jesse to the Brennan Living Trust), both Tuckers Court properties (Wachlin to the Richard A. Wachlin Revocable Trust), 404 Foxwood Cir (Joyce to the 404 Foxwood Circle Irrevocable Trust), and 4 Market St (Troisi to the Ang & Con Family Realty Trust). Bed, bath, and square-footage data were not available in the registry records for this period, so no price-per-square-foot comparisons could be calculated.
