NEWBURYPORT -- Fourteen property transfers were recorded in Newburyport over the four weeks ending Sept. 19, with sale prices posted so far for seven of them, ranging from $856,500 to $2,095,000.

MARKET OVERVIEW Essex South Registry of Deeds records show 14 property transfers in Newburyport between Aug. 21 and Sept. 19. Prices have been recorded for seven of those 14; the rest are either awaiting the registry's typical price-posting lag or represent transfers among family members, trusts or related entities rather than open-market sales. Among the seven priced transactions, prices ranged from $856,500 to $2,095,000, with a median of $1,115,000. At roughly one recorded transfer every two to three days, the four-week period reflects steady transaction volume based on the raw count, with no basis in this data to call the pace unusually fast or slow.

TOP SALES 5 Knights Lane, Lot 10, sold for $2,095,000 on Sept. 18, the highest price recorded in the period. Richard M. Quarantiello sold the property to Coleman J. Peeke. 5 Bourbeau Terrace, Lot 12, sold for $1,550,000 on Sept. 17. James V. Major, as trustee, sold the property to Nikki Elise Yuskowski. 25 Lavalley Lane, Lot 116, sold for $1,199,900 on Sept. 18. David Thompson sold the property to Shaunna Jeanne McCue. 104 High St., Unit F, sold for $1,115,000 on Sept. 16. Andrew P. Rappaport sold the unit to Kevin L. Avery, as trustee. 58 Merrimac St., Units 3-4, sold for $959,000 on Sept. 16. Peter Weigele, as estate representative, sold the property to Ronald A. Henrichs.

NEIGHBORHOOD BREAKDOWN Two properties on Franklin Street, 33 and 35 Franklin St., transferred on the same day, Sept. 17, from Nancy A. Haverington to the Haverington Family Trust; prices for both have not yet been recorded. No other street had more than one recorded transfer in the period. By price tier among the seven priced sales, one exceeded $2 million (5 Knights Lane), three fell between $1 million and $1.6 million (5 Bourbeau Terrace, 25 Lavalley Lane, 104 High St.), and three were recorded below $1 million (7-9 Hancock St., 58 Merrimac St., 49 Longfellow Drive). Prices for the remaining seven transfers were not yet available.

MARKET NOTES Deed data show a mix of property types: several transactions involved condominium units, including 7-9 Hancock St., 104 High St., 58 Merrimac St., 2A Elbow Lane and 7-9 Elm St., while others were identified by subdivision lot numbers, including Knights Lane, Lavalley Lane, Bourbeau Terrace, Longfellow Drive, Wildwood Drive and Phillips Drive. Five of the 14 transfers moved property to a family trust, a same-surname buyer or a limited liability company rather than to an unrelated buyer at a stated price: 33 and 35 Franklin St. (Nancy A. Haverington to the Haverington Family Trust), 9 Wildwood Drive, Lot 10 (James Lucci to the J & M Lucci Trust), 2A Elbow Lane (Ryan Parker to Ross B. Parker) and 12 Phillips Drive, Lot 92 (George E. Azzi to 12 Phillips Drive LLC). None of those five had a recorded price. Two names recur on opposite sides of separate transactions: Andrew P. Rappaport bought the Hancock Street condominium on Sept. 17, a day after selling the High Street unit on Sept. 16, and Shaunna Jeanne McCue bought the Lavalley Lane property on Sept. 18 while a Shaunna McCue sold 49 Longfellow Drive on Sept. 17. Bed, bath and square-footage figures are not captured in deed records and are not available for this report.
