Newburyport Home Sales Span $725,000 to $8 Million as Median Holds at $1.1 Million

NEWBURYPORT -- Fourteen property transfers were recorded at the Essex County Southern District Registry of Deeds for Newburyport between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $725,000 to $8 million. Half of the recorded transfers listed no sale price, a common feature of trust and family transfers.

MARKET OVERVIEW Of the 14 recorded transfers, seven listed a disclosed sale price. Those prices ranged from $725,000 for a unit at 324-326 High St. to $8 million for 25 Hale St. The median disclosed sale price was $1,100,000. The remaining seven transfers, exactly half of the total, listed no consideration amount, including several transfers into family trusts and one transfer where the grantor and grantee share the same name. Based on raw count alone, 14 recorded transfers in a one-month period represents a active volume of activity, though the high share of undisclosed prices limits how much can be said about overall price trends.

TOP SALES The month's highest-priced transaction was 25 Hale St., which sold for $8 million. The seller was Hale Street 25 Realty LLC and the buyer was Dmingo Real Estate Holdings LLC. The second-highest sale was 492 Merrimac St. at $1.9 million, sold by Ariston Custom Homes Inc. to Nicholas Houlahan. The third-highest was a condominium unit at 8 Milk St. Unit B, which sold for $1,450,000, with Steven Clarke as seller and Greg Nicastro as buyer. A condominium at 123-125 Water St. Unit 125 sold for $1,100,000, transferred from Sean T. Curtin to Andrew Dagres. Rounding out the top five, a condominium at 69 Prospect St. Unit B sold for $995,000, with Howard Mandeville, as trustee, selling to Charles F. Paone, as trustee.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no single-street cluster emerged. By price tier among the seven disclosed sales: three sold under $1 million, including 324-326 High St. Unit 1 ($725,000), 33 Johnson St. ($730,000) and 69 Prospect St. Unit B ($995,000). Three sold between $1 million and $2 million: 123-125 Water St. Unit 125 ($1,100,000), 8 Milk St. Unit B ($1,450,000) and 492 Merrimac St. ($1.9 million). One sale, 25 Hale St., topped $2 million at $8 million.

MARKET NOTES The recorded transfers included a mix of property types: single-family homes (492 Merrimac St., 25 Hale St., 33 Johnson St.), condominium units (Water Street, Milk Street, Dalton Street, Prospect Street, High Street) and lots within manufactured-home communities (5 68th St. Lot 59, 53 Boardman St. Lot A, 12 56th St. Lot 155). Five of the 14 transfers, more than a third, were trust-related or same-party transfers with no disclosed price: a transfer from David E. Carey to the Carey Family Revocable Living Trust; from Thomas J. Lochhaas to the Lochhaas90 Irrevocable Trust; from Susan Patten to the Susan Patten Revocable Trust; from William S. Steelman to the Steelman Hertz Living Trust; and from Brendan Doherty to Brendan Doherty.
