NEWBURYPORT -- Fourteen property transfers were recorded at the Essex County Southern District Registry of Deeds for Newburyport between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $725,000 to $8 million. Half of the recorded transfers listed no sale price, a common feature of trust and family transfers.
MARKET OVERVIEW Of the 14 recorded transfers, seven listed a disclosed sale price. Those prices ranged from $725,000 for a unit at 324-326 High St. to $8 million for 25 Hale St. The median disclosed sale price was $1,100,000. The remaining seven transfers, exactly half of the total, listed no consideration amount, including several transfers into family trusts and one transfer where the grantor and grantee share the same name. Based on raw count alone, 14 recorded transfers in a one-month period represents a active volume of activity, though the high share of undisclosed prices limits how much can be said about overall price trends.

The third-highest was a condominium unit at 8 Milk St. Unit B, which sold for $1,450,000, with Steven Clarke as seller and Greg Nicastro as buyer. A condominium at 123-125 Water St. Unit 125 sold for $1,100,000, transferred from Sean T. Curtin to Andrew Dagres. Rounding out the top five, a condominium at 69 Prospect St. Unit B sold for $995,000, with Howard Mandeville, as trustee, selling to Charles F. Paone, as trustee.
