NEWBURYPORT -- Fourteen property transfers were recorded in Newburyport between Aug. 28 and Sept. 26, with sale prices ranging from $852,500 to $2.5 million among the seven deeds that have prices posted so far.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 14 Newburyport property transfers during the period. Seven carry a sale price, ranging from $852,500 to $2,500,000, with a median of $1,650,000. The other seven, several recorded in the final days of the window, do not yet show a consideration amount; sale prices typically populate within about a week of recording, so those figures had simply not caught up to the registry at the time this data was pulled.

TOP SALES The month's highest-priced transaction was 18 Moseley Ave Lot 1 & A, which sold for $2,500,000. Meghan Marie Madden sold the property to David W. Fontaine.

5 Knights Ln Lot 10 sold for $2,095,000. Richard M. Quarantiello sold the property to Coleman J. Peeke.

9 Federal St sold for $1,750,000. Claudio Adrian Lilienfeld sold the property to Bryce C. Anderson Jr.

17 Barker St sold for $1,650,000. Laura A. Feng sold the property to the Roy Family Trust.

25 Lavalley Ln Lot 116 sold for $1,199,900. David Thompson sold the property to Shaunna Jeanne McCue.

NEIGHBORHOOD BREAKDOWN Among the seven priced sales, one fell under $1 million: 16 Collins St at $852,500. Two fell between $1 million and $1.5 million: 8 Colby Farm Ln Unit C ($1,185,000) and 25 Lavalley Ln Lot 116 ($1,199,900). Two fell between $1.5 million and $2 million: 17 Barker St ($1,650,000) and 9 Federal St ($1,750,000). Two topped $2 million: 5 Knights Ln Lot 10 ($2,095,000) and 18 Moseley Ave ($2,500,000).

Woodman Way saw two separate transfers during the period, at Unit 401A and Unit 214A, though neither has a recorded price yet. Both involved a family member transferring the unit to another family member holding title in trust.

MARKET NOTES Seven of the 14 recorded transfers, exactly half, involved a trust as either the buyer or the seller, and in several cases the trust and the individual on the other side of the deed share a surname: Clements to a Clements trust at 117 State St Unit 117, Russell to the Larry Russell Living Trust at 10 Turkey Hill Rd Lot 5, Mackenzie to Mackenzie at 6 Woodman Way Unit 401A, and Reif to Reif at 6 Woodman Way Unit 214A. The Jennifer C. Newell Revocable Trust transferred 20 Oakland St Unit 1 to Jennifer Christine Newell, and the Uptown Realty Trust transferred a property to the James & Maria Parker Revocable Trust. The deed data does not indicate the reason for these transfers.

The dataset also shows a mix of property types. At least six of the 14 sales carried a condominium unit designation, including Colby Farm Lane, State Street, Oakland Street, both Woodman Way units and Forrester Street. The remaining properties, including the three highest-priced sales on Moseley Avenue, Knights Lane and Federal Street, were recorded without unit numbers, consistent with single-family or standalone-lot sales. No bedroom, bathroom or square-footage figures were available in the deed records for any property.
