NEWBURY -- Newbury recorded 15 property transfers between Aug. 21 and Sept. 19, topped by a tie: two separate sales, one on Middle Road and one on Rolfes Lane, each closed at $1,850,000, the highest prices recorded in the period.
MARKET OVERVIEW
Fifteen deeds were recorded in Newbury over the four-week period, and eight of them carry a sale price so far. The rest are expected to show pricing within about a week, as the registry typically takes that long to post consideration amounts after a deed is recorded. Among the eight priced transfers, prices ranged from $700,000 to $1,850,000, with a median sale price of $1,297,500. A count of 15 recorded transfers over four weeks reflects a steady, non-trivial pace of activity in Newbury; the dataset does not include prior-month or year-over-year figures, so no comparison to other periods is offered here.

NEIGHBORHOOD BREAKDOWN
High Road had two transfers, at 184 and 186 High Rd, both recorded Sept. 18 with James E. S. Parker as seller and the James & Maria Parker Revocable Trust as buyer; neither has a recorded price yet.
Fruit Street also had two transactions: 42 Fruit St, a transfer from John Pearson as trustee to John B. Pearson with no price yet available, and 46 Fruit St, which sold for $700,000, the lowest priced sale of the period, from Katie Belfiore as trustee to Kellie A. Kelley.
School Street had two lots sold by the same seller, Barry K. Manter. Part of Lot 52 sold for $865,000 to Samuel A. Howe as trustee, while Lot 53 sold to James R. Dachos with no price yet available.
Among the eight priced sales, three fell in the $700,000-to-$1 million range: 46 Fruit St, the School Street lot, and 60 Caldwell Farm Rd, Unit 60, which sold for $985,000. The remaining five priced sales, at Ivy Lane, 24th Street, Courtney Drive, Middle Road and Rolfes Lane, all topped $1 million. The other recorded transfers, on Newbury Neck Road, Northern Boulevard and Parker Street, do not share street names with other sales in the period.
MARKET NOTES
Bed, bath and square footage figures are not available from deed records, so price-per-square-foot comparisons cannot be made for this period.
Several of the recorded addresses carry lot or unit designations, such as Ivy Lane Lots 5 & 6, Courtney Drive Lot 9, Caldwell Farm Road Unit 60, Northern Boulevard Lot 235, 24th Street Lot 42, Rolfes Lane Lot 18, Middle Road Parcel 1 and the two School Street lots, indicating a mix of subdivided parcels or condominium-style units alongside more straightforward single-address transfers.
Of the seven deeds without a posted sale price, five list a grantor and grantee sharing the same family name or, in one case, an identical name on both sides: the two High Road addresses, 3 Parker St, 42 Fruit St and 142 Northern Blvd. That pattern is consistent with a trust or estate transfer within the same family. The remaining two unpriced transfers, at 33 Newbury Neck Rd and 26 School St, Lot 53, involve different grantors and grantees and appear to be standard sales still awaiting price data from the registry.
