New Condo Sales Push Lynnfield's Top Prices Past $1.7 Million This Month

LYNNFIELD -- Fifteen properties changed hands in Lynnfield between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $940,000 to $1,784,384 and more than half the recorded deeds omitting a sale price altogether.

MARKET OVERVIEW The Essex South Registry of Deeds recorded 15 property transfers in Lynnfield during the period, with recording dates concentrated between Sept. 1 and Sept. 11. Seven of the 15 deeds disclosed a consideration amount, ranging from $940,000 to $1,784,384, with a median disclosed sale price of $1,250,000. The remaining eight deeds list no sale price, which is standard for many non-arm's-length transfers. Based on the raw count alone, 15 recorded deeds in a four-week span; no prior-period or regional figures were provided for comparison, so this report does not characterize the period as active or quiet beyond that count.

TOP SALES 21 Fairway Lane, Unit 52, sold Sept. 9 for $1,784,384, the highest disclosed price of the period. Seller Toll Northeast V Corp transferred the unit to the Brian L. Gauthier Revocable Trust of 2024.

1 Quigley Circle, Unit 49, sold Sept. 1 for $1,690,877. Toll Northeast V Corp was also the seller; Robert M. Tashjian, as trustee, was the buyer.

NEIGHBORHOOD BREAKDOWN No street in this dataset recorded more than one sale, so there is no street-level clustering to report. Among the seven sales with disclosed prices, two sold above $1.5 million: 1 Quigley Circle and 21 Fairway Lane, both new-construction condominium units sold by the same developer, Toll Northeast V Corp. Three sold between $1 million and $1.5 million: 89 Crest Road, 8 Suntaug Street and 19 Huntingdon Road. Two sold below $1 million: 17 Perry Avenue at $940,000 and 900 Lynnfield Street, Unit 1, at $950,000. The remaining eight transfers, spread across Cortland Lane, Locksley Road, Lincoln Avenue, Hutchins Circle, Tappen Way, Midland Road, Moran Road and Bishop Lane, carried no disclosed price.

MARKET NOTES Three of the 15 recorded transfers were condominium units, at 21 Fairway Lane, 900 Lynnfield Street and 1 Quigley Circle. Two of those, Fairway Lane and Quigley Circle, were the two highest-priced sales of the period and were both sold by the same developer, Toll Northeast V Corp.

All eight deeds without a disclosed price involved a grantor and grantee sharing the same or a closely related surname: Wiswall to Wiswall, Ogren to Ogren, Craffey to Craffey, James to James, Socolow to Socolow, Yacubian to Yacubian, Stanziani to Boghosian-Stanziani, and Lane to Korn-Lane. Several of these deeds explicitly name the grantee as trustee. This is consistent with intra-family or estate-planning transfers rather than open-market sales; the Townbrief is not speculating on the motivation behind any individual transfer, only noting the pattern in the recorded names.

By contrast, all seven deeds carrying a disclosed price involved grantors and grantees with unrelated surnames, including the two developer sales by Toll Northeast V Corp.
