MARKET OVERVIEW Five sales were recorded in Nahant during the period. Among the three sales with a recorded price, prices ranged from $415,000 to $965,000, with a median of $840,000. The remaining two sales, at 12 Lafayette Terrace and 47 Pond Street, have no price on file yet; that data typically appears in registry records within about a week of recording. With five total transactions and 40% of the data still pending, the period's raw count is too small and incomplete to characterize the market as active or quiet.
TOP SALES 26 Karolyn Circle Lot 92A sold for $965,000 on Aug. 21, the highest recorded price of the period. Steven A. Landry sold the property to Makoto Senoo. 10 Lodge Road Lot 4 sold for $840,000 on Sept. 4. Joseph P. Mahoney, representative of the seller's estate, sold the property to David A. Grissom. 131 Wilson Road Unit 3C sold for $415,000 on Sept. 2. Colleen Ball sold the condominium unit to Abigail Grace Frary.
NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale during the period. By price tier: one sale, 131 Wilson Road Unit 3C, closed under $500,000. Two sales, 10 Lodge Road ($840,000) and 26 Karolyn Circle ($965,000), closed between $500,000 and $1 million. Two more, at 12 Lafayette Terrace and 47 Pond Street, have no price on record yet.
MARKET NOTES The period's sales included at least one condominium unit, 131 Wilson Road Unit 3C, alongside single-parcel property sales at Lodge Road, Lafayette Terrace, Pond Street and Karolyn Circle. Two of the five transfers show patterns of transfers within the same family or trust rather than open-market sales between unrelated parties: at 47 Pond Street, the seller, Nicholas A. Kersten acting as estate representative, transferred the property to Nicholas A. Kersten individually; at 12 Lafayette Terrace, the deed passed from Kevin P. Geaney, as trustee, to Gray W. Rifkin, also as trustee. The 10 Lodge Road sale likewise involved a seller identified as an estate representative, though the buyer was a different individual. Beds, baths and square footage were not available in the deed data for any of the five properties.
