Nahant July home sale tops $2 million as median reaches $1.5 million

NAHANT -- A Wilson Road property sold for $2.07 million in July, the highest price among eight deeds recorded in town during the period, according to Essex County Southern District Registry of Deeds records.

MARKET OVERVIEW Eight deeds were recorded in Nahant between July 3 and Aug. 1, 2026. Five of the eight listed a sale price, ranging from $667,000 to $2,070,000. The median sale price among the five disclosed transactions was $1,500,000. Three of the eight deeds did not list a price. Based on the raw count, eight recorded transfers in a four-week window represents a moderate level of activity for the town; the data do not indicate whether this is higher or lower than other recent periods.

TOP SALES 250 Wilson Rd sold for $2,070,000 on July 31, the highest-priced transaction of the period. Bernadette C. McCaffrey was the seller and Enzo Raggiani the buyer. 51 Fox Hill Rd sold for $1,700,000 on July 16. Eight One Eight Design & Development LLC was the seller and David F. Fougere the buyer. 303 Nahant Rd, Lot 3, sold for $1,500,000 on July 14. Frederick H. Stanley was the seller and Patrizia Colbert the buyer. 36 Lennox Rd sold for $939,675 on July 31. Conrad Lheureux was the seller and Jeremy Valance the buyer. 32 Maple Ave, Lot 23, sold for $667,000 on July 31. The seller was TFD77 Revocable Trust Agreement and the buyer was Michael Vreeland.

NEIGHBORHOOD BREAKDOWN Wilson Road accounted for two of the eight transfers. In addition to the $2,070,000 sale at 250 Wilson Rd, 234 Wilson Rd changed hands July 22 from Brian Anthony Hoffmann to Hoffmann Real Estate Management LLC; that deed did not list a price. Maple Avenue also saw two transactions: the $667,000 sale of Lot 23 on July 31, and a transfer of Lots 18 & 19 on July 22 from Joseph A. Ciota to himself, also without a disclosed price. By price tier, three sales were priced above $1.5 million (Wilson Road, Fox Hill Road, Nahant Road), one fell between $500,000 and $1 million (Lennox Road), and one fell under $700,000 (Maple Avenue Lot 23).

MARKET NOTES Two of the eight recorded deeds involved a grantor and grantee with the same name, indicating within-family or same-owner transfers rather than arm's-length sales: the July 23 transfer of 10 Christopher Dr from Thomas F. Quinn III to Thomas F. Quinn III as trustee, and the July 22 transfer of 46 Maple Ave, Lots 18 & 19, from Joseph A. Ciota to himself. Neither deed listed a sale price. The July 22 transfer of 234 Wilson Rd, from an individual to an LLC bearing the same surname, follows a similar pattern. None of the three price-not-disclosed transactions is included in the median calculation above. Deed records do not include bedroom, bathroom or square-footage data, so no price-per-square-foot comparisons are available this period. Three of the eight properties carry condominium unit or lot designations -- 32 Maple Ave Lot 23, 46 Maple Ave Lots 18 & 19, and 303 Nahant Rd Lot 3 -- indicating a mix of single-family and condominium transfers among July's recorded deeds.
