WEST NEWBURY -- Twelve residential deeds recorded at the Essex County (Southern District) Registry of Deeds show property changing hands across West Newbury between Aug. 28 and Sept. 26, led by a $1,975,000 sale on Middle Street. Sale prices have posted for only two of the 12 transactions so far, with the rest expected to appear in registry records in the coming days.

MARKET OVERVIEW Twelve deeds were recorded for West Newbury properties during the period. Of those, two carry a recorded sale price so far: $1,150,000 and $1,975,000, producing a range of $1,150,000 to $1,975,000 and a median of $1,562,500 among the priced sales. Price data for the remaining 10 transactions was not yet available in registry records as of this report; sale prices typically appear within about a week of a deed's recording date, so several of the September transfers may still post before the next reporting period. Taken by raw count alone, 12 recorded deeds in a four-week span points to a period of ordinary to active transfer activity for West Newbury, though with price information on only two-sixths of transactions, the data does not yet support a conclusion about where sale prices are trending.

TOP SALES The highest-priced recorded transaction was 423 Middle St., which sold for $1,975,000 on Sept. 25. Seller Gorman Homes LLC transferred the property to buyer Izabela Nowosielski. The only other transaction with a recorded price was 24 Moody Lane, Unit 24ML, which sold for $1,150,000 on Sept. 15; seller George H. Ellison Jr. transferred the unit to Eugene E. Ellison. Prices for the 10 other deeds recorded during the period, covering properties on Bachelor Street, Montclair Road, Stewart Street, Maple Street, Coffin Street, Main Street and Bridge Street, are not yet available.

NEIGHBORHOOD BREAKDOWN Stewart Street recorded two transfers during the period: 107 Stewart St. on Sept. 21, from seller Brian M. Thomson to buyer Wayne Felch as trustee, and 17 Stewart St. on Sept. 15, from seller William Michael Jacobs to buyer William J. Jacobs. Main Street also recorded two transfers: 314-316 Main St. on Sept. 8, from seller David D. Jennell to buyer Benjamin Jennell as trustee, and 278 Main St. on Sept. 3, from seller Elizabeth T. Alley to buyer Elizabeth T. Alley as trustee. By price tier, the two deeds with recorded prices both fall between $1 million and $2 million: $1,150,000 for the Moody Lane condominium unit and $1,975,000 for the Middle Street sale. The remaining 10 transactions, spanning Bachelor Street, Montclair Road, Maple Street, Coffin Street, Bridge Street and one listing without a specific street address, do not yet have a price tier to report.

MARKET NOTES Eight of the 12 deeds recorded during the period involved a grantor and grantee sharing the same last name, or the same individual transferring property into a trust: 160 Bachelor St., Parcel A; 122 Maple St.; 24 Moody Lane, Unit 24ML; 46 Coffin St., Lot 1; 17 Stewart St.; 314-316 Main St.; 278 Main St.; and 52 Bridge St., Lot 5. One additional transfer, recorded without a specific street address in the deed data, moved from David R. Clancey to David R. Clancey as trustee. Of the remaining transactions, only the Middle Street sale, from Gorman Homes LLC to an individual buyer, and the Montclair Road and Stewart Street (107 Stewart) deeds involved a grantor and grantee without a shared surname. Bed, bath and square-footage figures are not available from deed records for any transaction this period. The Moody Lane sale was the only condominium unit recorded; the other 11 deeds are listed in registry records without a condominium designation.
