Middleton Home Prices Span $580,000 to $2 Million This Period

MIDDLETON -- Fourteen residential deeds were recorded in Middleton between Aug. 21 and Sept. 19, with a $2 million sale on Woodbury Lane topping a month that also saw five trust-related family transfers with no sale price yet on record.

MARKET OVERVIEW The registry recorded 14 property transfers in Middleton during the period. Of those, eight carry a recorded sale price so far, ranging from $580,000 to $2,000,000, with a median of $1,049,500 among the priced sales. The remaining six transfers have no price yet available in the data. A count of 14 recorded deeds in roughly a four-week span reflects a moderate level of activity for the town; the data does not include prior-period figures for comparison.

TOP SALES The month's highest recorded sale was 10 Woodbury Ln Lot 8, which sold for $2,000,000 on Sept. 10. The seller was the Bushee Family Trust and the buyer was Stephanie L. Burke. Second was 6 Nichols Ln Lot 24, which sold for $1,575,000 on Sept. 16; the seller was the Elizabeth A Famiglietti 2015 Revocable Trust and the buyer was Madyson Barton. Third was 17 James Ave Lot 6A & 6B, which sold for $1,225,000 on Sept. 2; the seller was the Bernard A Perella Trust and the buyer was Joseph P. Arnold. Fourth was 4 Johns Ave Lot 3-5 Inc, which sold for $1,050,000 on Sept. 4; the seller was the Shawn & Claire Donovan Living Trust and the buyer was Briana McLellan. Fifth was 37 White Cedar Dr Un 35, which sold for $1,049,000 on Sept. 1; the seller was Douglas P. Lynch and the buyer was Andrew C. Campagna Jr.

NEIGHBORHOOD BREAKDOWN Forest Street saw two transfers during the period, 95 Forest St and 107 Forest St Lot A, both recorded without a sale price yet available. Among the eight sales with recorded prices, three fell under $1 million: 40 Village Rd Un 709 at $580,000, 2 Greystone Dr at $937,500 and 65 Locust St Lot 7 at $999,000. Three more fell between $1 million and $1.5 million: 37 White Cedar Dr Un 35 at $1,049,000, 4 Johns Ave at $1,050,000 and 17 James Ave at $1,225,000. Two sales topped $1.5 million: 6 Nichols Ln at $1,575,000 and 10 Woodbury Ln at $2,000,000.

MARKET NOTES Five of the six transfers without a recorded price are transfers from an individual to a revocable trust bearing the same family name: the Kraft, Graves, Dugan, Mertz and Kenny properties on LT J Cabral Drive, Currier Road, Forest Street, E Meadow Lane and the "See Record" listing, respectively. A sixth transfer without a recorded price, 107 Forest St Lot A, moved from an individual seller, John S. Russo, to 107 Forest Street LLC. The sales with recorded prices include condominium units (37 White Cedar Dr Un 35 and 40 Village Rd Un 709) alongside single-address properties. Bed, bath and square-footage figures are not available from the deed records for this period.
