Middlebury Lane sale at $1.6 million leads Beverly's July deed activity

BEVERLY -- A four-bedroom-scale sale on Middlebury Lane topped Beverly's residential deed activity in late July, recording at $1,604,000, more than $600,000 above the month's next-highest transaction. Twelve deeds were recorded in the city between July 3 and Aug. 1, with eight disclosing a sale price.

MARKET OVERVIEW Twelve sales were recorded in Beverly during the period. Among the eight transactions with disclosed prices, sale prices ranged from $533,000 to $1,604,000, with a median of $677,500. Four of the twelve deeds -- a third of the total -- did not disclose a sale price, a share of the market that can't be assessed on price alone. Nearly all recorded activity, priced and unpriced, closed in a tight three-day window from July 29 to July 31, with no comparable prior-month data available to characterize the pace as busy or slow beyond that raw count.

TOP SALES The month's highest recorded sale was 8 Middlebury Lane, Lot 51, which sold for $1,604,000 on July 31; Henry R. Tribuzzi was the seller and Alison Swigut the buyer. The second-highest was 7 Clifton Avenue, which sold for $940,000 on July 29, with Timothy C. Wilson as seller and Emily Chaffee as buyer. Third was 42 Matthies Street, Lot 176-178, at $727,000 on July 29, sold by Katelyn M. Pavao to Jonathan Chiarelli. Fourth was 23 Kernwood Avenue at $680,000 on July 31, sold by Alan J. Delorenzo to Ramon Santana. Fifth was 12 Herrick Street Extension, Lot 24, at $675,000 on July 30, transferred from the Laurie A. Miller 2024 Revocable Trust to Erica Miller.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so no street-level cluster emerged. By price tier, seven of the eight disclosed-price sales fell between $500,000 and $1 million: 12 Herrick Street Extension ($675,000), 23 Kernwood Avenue ($680,000), an address recorded only as "see record" ($560,000), 6 Lenox Street, Unit A ($536,000), 60 Rantoul Street, Unit 708N, North Building ($533,000), 7 Clifton Avenue ($940,000) and 42 Matthies Street ($727,000). One sale, 8 Middlebury Lane, exceeded $1 million. The four deeds without disclosed prices -- 2 Wentworth Drive, Lot 1; 33 Folger Avenue, Lot 2; 51 Pearson Street, Lot C; and 265 Elliott Street -- cannot be placed into a price tier.

MARKET NOTES Four of the twelve recorded deeds appear to be transfers within the same family or into a related trust or entity rather than open-market sales between unrelated parties: 2 Wentworth Drive, Lot 1, moved from Richard C. Accomando to the Accomando Realty Trust; 33 Folger Avenue, Lot 2, moved from Kaipo Rikio Henning to the Lexi Henning Trust; 12 Herrick Street Extension moved from the Laurie A. Miller 2024 Revocable Trust to Erica Miller; and 265 Elliott Street moved from the estate of Philip M. Kirrane to Sandra Kirrane Matthews. None of these four disclosed a sale price. A fifth transfer, 51 Pearson Street, Lot C, moved from Kim E. Sammons to 51 Pearson LLC and also did not disclose a price. Two of the disclosed-price sales were condominium units -- 6 Lenox Street, Unit A ($536,000) and 60 Rantoul Street, Unit 708N, North Building ($533,000) -- and both were among the lowest-priced transactions of the month. Bedroom, bathroom and square-footage figures were not available in the deed data for any property, so no price-per-square-foot comparison can be made.
