Merrimac Home Prices Range Widely as Median Sale Hits $668,000

MERRIMAC -- Fifteen property deeds were recorded in Merrimac between July 3 and Aug. 1, with eight transactions disclosing a sale price ranging from $480,000 to $1,041,000. More than half of the month's recorded transfers were within-family or trust transactions rather than open-market sales.

MARKET OVERVIEW

Fifteen deeds were recorded during the period, but only eight disclosed a sale price. Among those eight, prices ranged from $480,000 to $1,041,000, with a median of $668,000. The remaining seven transfers listed no consideration amount, consistent with trust and family transactions where a price is often not recorded. With just over half of filings reporting a price, the disclosed data provides only a partial view of the month's market activity.

TOP SALES

The highest-priced transaction was 12 Poplar Hill Cir, Lot 6, which sold for $1,041,000 on July 15. Jonathan Z. MacMartin sold the property to Daniel P. McDermott. The second-highest sale was 5 W Hadley Rd, Lot B2, which sold for $989,000 on July 15; the Lancey Family Revocable Trust sold the property to Eric Rajkowski. At 4 Adams St, a property sold for $755,000 on July 15, with the Ton New Irr Tru trust selling to J.M. Bertholdt. At 6 W Shore Rd, Victor A. Guschov sold to Marissa Tomkins for $711,000 on July 31. Rounding out the top five, 20 Freedom Way, Unit 20, sold for $625,000 on July 15, with Ann Belliveau selling to Kenneth Kirk.

NEIGHBORHOOD BREAKDOWN

Freedom Way saw three separate transfers during the period -- units 5, 19 and 20 -- making it the most active street by transaction count. Two of those, units 5 and 19, were trust transfers with no disclosed price; unit 20 sold for $625,000. Willowdale Estates Drive and Pleasant Street each recorded one transfer, both involving the same grantor, David D. Lozier, moving property into a trust on July 9. Among disclosed prices, one sale fell under $500,000 (39 High St, $480,000), four fell between $500,000 and $750,000, and three exceeded $750,000, topped by the $1,041,000 Poplar Hill Circle sale.

MARKET NOTES

Nine of the 15 recorded transfers this period involved a grantor and grantee sharing a surname or the same individual transferring property into a trust, including at 5 Freedom Way, 9 Bisson Lane, 2 North St, "See Record," 19 Freedom Way, 5 Alnette Rd, 19 Willowdale Estates Dr, 4-6 Pleasant St and 5 Fairfield Ave. Deed records do not indicate the reason for these transfers. The remaining six transactions -- including all five of the month's top sales except the Adams Street and W. Hadley Road properties -- involved unrelated buyers and sellers. One sale, 39 High St, involved a transfer from the Merrimacport United Methodist Church to an individual buyer, Juliann LeBlanc, for $480,000. The recorded transactions included a mix of single-family properties, condominium units on Freedom Way, and lot-designated properties at Poplar Hill Circle and W. Hadley Road. Bedroom, bathroom and square-footage figures are not available from deed records.
