Median sale price tops $600,000 as Salisbury home sales close in August

SALISBURY -- Salisbury recorded a dozen property transfers over four weeks, led by a $1.05 million sale on Winterberry Circle, though half the month's deeds carried no disclosed sale price.

MARKET OVERVIEW Twelve sales were recorded in Salisbury between July 24 and Aug. 22, with six of them disclosing a sale price. Disclosed prices ranged from $325,100 to $1,050,000, a spread of more than $725,000. The median sale price among disclosed transactions was $604,450. With half the month's deeds lacking price data, and several of those appearing to be transfers within the same family or into a trust rather than open-market sales, the raw count of 12 transfers should be read with that caveat rather than as a measure of buyer-seller activity alone.

TOP SALES The month's highest-priced sale was 2 Winterberry Cir Lot 9, which sold for $1,050,000 on Aug. 13. Allison Sherri Gadbois sold the property to Packy William Brown. 21 Atlantic Ave Un 5 sold for $835,000 on Aug. 21. The Jerry J. Meehan Inter Vivos Trust Agreement, dated March 21, 2003, sold the unit to Richard Eynon Williams, trustee. 10 Caitlin Cir Un 26 sold for $649,000 on Aug. 19. Jessy D. Shea sold the property to Jordan Marie Patterson. 20A Meadowview Ln Un 20A sold for $559,900 on Aug. 12, and 22A Meadowview Ln Un 22A sold for the same $559,900 on Aug. 11. Both units were sold by 6 Forest Road LLC, to the Savage Irrevocable Trust dated Nov. 1, 2022, and to Elizabeth K. Trainor, respectively.

NEIGHBORHOOD BREAKDOWN Meadowview Lane accounted for two of the month's disclosed sales, both sold by the same seller, 6 Forest Road LLC, at an identical $559,900 price. That same seller also sold 12B Clover Cir Un 12B for $325,100, the month's lowest disclosed price, meaning 6 Forest Road LLC was the seller in three of the six disclosed transactions. By price tier: one sale closed under $500,000 (12B Clover Cir); four sales closed between $500,000 and $1 million (10 Caitlin Cir, both Meadowview Lane units, and 21 Atlantic Ave); and one sale, on Winterberry Circle, closed above $1 million.

MARKET NOTES Six of the 12 recorded deeds, covering 20 First St Un 2, 488 North End Blvd, 11 Robert Rd Lot 10, 93 Beach Rd, 10 Baker Rd Lot 2 and a "See Record" parcel, carried no disclosed sale price. Several followed a pattern of transfers within the same name or into a trust: Debora D. Messersmith transferred 20 First St Un 2 to Debora Duff Messersmith as trustee; Steven A. Fisichelli transferred 488 North End Blvd to himself as trustee; Diane L. Darcangelo transferred 11 Robert Rd Lot 10 into the Darcangelo Living Trust dated July 22, 2026; and David J. Foulkes transferred 10 Baker Rd Lot 2 to himself as trustee. The Ronald P. Lofgren 2024 Living Trust transferred 93 Beach Rd to Philip G. Lofgren. Salisbury Town also recorded a transfer of a "See Record" parcel to itself. No bedroom, bathroom or square-footage data was available in the deed records for any of the 12 properties. Five of the six disclosed sales involved condominium units, based on the unit designations in the addresses.
