Median Rowley sale price hits $796,000 in latest recorded deed filings

ROWLEY -- Fourteen property transfers recorded at the Essex County (Southern) Registry of Deeds between Aug. 14 and Sept. 12 ranged from a $340,000 house on Wethersfield Street to a $1,065,000 sale on Merrifields Street. Eight of the 14 transfers included a disclosed sale price; the rest were recorded without one, several of them shifting ownership within the same family or into a trust.

MARKET OVERVIEW

The registry recorded 14 deeds for Rowley properties in the four-week span. Of those, eight carried a disclosed sale price, ranging from $340,000 to $1,065,000, with a median of $796,000. The other six transfers, roughly 43% of the total, were recorded without a stated consideration, which is common for deed filings and does not necessarily indicate the property changed hands outside a sale. Judged on raw count alone, 14 recorded transfers in one month represents a steady rate of turnover for the town.

TOP SALES

The highest-priced transaction was 12 Merrifields St. Lot 6A, which sold for $1,065,000 on Sept. 10; Patrick J. Odoy was the seller and Melanie Gonick the buyer. Second was 55 Wilson Pond Lane, sold for $970,000 on Aug. 17 by William J. Lougee to John J. Brewer. Third was 9 Isabelle Cir. Lot 13, which sold for $879,500 on Sept. 1, with Dale A. Gienapp as seller and Connor Todd as buyer. Rounding out the top five: 413 Wethersfield St. Lot 1 sold for $801,000 on Aug. 31, transferring from Maria Carolina Ansara Rogers to Harry L. Bertera, and 545 Newburyport Turnpike Unit 9 sold for $791,000 the same day, from Elizabeth C. Gomes to Sandra Von Holten.

NEIGHBORHOOD BREAKDOWN

Three streets saw more than one recorded transfer. Wethersfield Street had two sales: 311 Wethersfield St. for $340,000 and 413 Wethersfield St. Lot 1 for $801,000. Main Street also had two: 353 Main St. Lot 1 sold for $561,000, and 27 & 31 Main St. was transferred without a disclosed price. Heritage Way had two condominium-unit transfers, at 23 Heritage Way Unit 12 (Building 6) and 8 Heritage Way Unit 22 (Building 9), neither with a disclosed price.

By price tier among the eight disclosed sales: one sale fell under $500,000 (311 Wethersfield St., $340,000); six fell between $500,000 and $1 million (353 Main St. Lot 1, 231 Haverhill St., 545 Newburyport Turnpike Unit 9, 413 Wethersfield St. Lot 1, 9 Isabelle Cir. Lot 13 and 55 Wilson Pond Lane); and one exceeded $1 million (12 Merrifields St. Lot 6A).

MARKET NOTES

Several of the undisclosed-price transfers moved property from an individual owner into a trust carrying the same surname: Susan L. Elwell to Susan L. Elwell, trustee, on Bennett Hill Road; Mark R. Emery to Mark Roberts Emery, trustee, on Burke Avenue; Stephen Martin Markarian to Stephen Martin Markarian, trustee, on Weldon Farm Road; and the B L Stanley to B P T Stanley transfer on Heritage Way. A fifth undisclosed transfer, at 27 & 31 Main St., moved from Sandra A. Hamel, trustee, to the SAH Trust. Separately, 353 Main St. Lot 1 sold for a disclosed $561,000 from Joseph M. Barrett to Cebastian J. Barrett, also a transfer between family members.

The dataset includes a mix of property types based on unit and lot designations in the addresses: several sales carried condominium-style unit numbers (Heritage Way, Newburyport Turnpike, Isabelle Circle, Merrifields Street, Main Street Lot 1), while others, including Bennett Hill Road, Haverhill Street and Wilson Pond Lane, were recorded without unit designations. Bedroom, bathroom and square-footage figures were not available in the deed data for any of the 14 transfers.
